Hamlyn Smith are delighted to present for sale, this one-bedroom, lower ground-floor apartment, with its own entrance and a private patio. The location is second to none, this desirable area of Brighton is graced with beautiful, predominantly early 19th-century, stuccoed houses; you can see the sea from outside the property, and you are within easy walking distance of the city centre. As you enter the flat, you find yourself in a long hall which has monochrome Victorian style floor tiles. To your right, at the front of the property is a very generous double bedroom with two wide sash windows. A door from this room opens onto a large, walk-in wardrobe. Continuing down the hall, adjacent to the bedroom, is a contemporary bathroom, fully tiled with a white suite and matte black brassware. There is a thermostatic shower over the bath and a shower screen. The living room is a great size, running the full width of the apartment, and has plenty of room for both relaxation and dining with windows onto the patio and a door through to the kitchen. Solid wood flooring and white walls give the room a contemporary, easy elegance. At the rear of the flat, is a modern kitchen with a fantastic range of cupboards and plenty of counter space. The sink is set under the window to the patio, there is a gas hob and electric oven. Above the counter, are metro wall tiles with contrasting grout, and the floor also has ceramic tiles. From the kitchen, a door opens to a private patio area.
On Western Road, there is a choice of restaurants, pubs, cafés, and independent retailers, and you can stroll into central Brighton or jump onto one of many buses to another part of the city. On the corner of Montpelier Road and Western Road is a large Waitrose supermarket and opposite is the legendary Taj the Grocer. The seaside is of course on your doorstep, but if it's green spaces you're after, then stroll north to St Ann's Well Gardens. Transport opportunities are excellent. Both Brighton and Hove train stations are within walking distance or can be reached by bus. There are over ten different bus routes that run down Western Road.

OnTheMarket may have applied supplementary data to this property listing, including:
Broadband availability and predicted speed: obtained from Ofcom on December 24, 2021
Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:
Basic: Up to 30 Mbit/s
Super-fast: Between 30 Mbit/s and 300 Mbit/s
Ultra-fast: Over 300 Mbit/s
The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2
Mobile phone signal availability and predicted strength: obtained from Ofcom on December 24, 2021
Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:
Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
Energy Performance data and Internal floor area: obtained on March 12, 2023 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.
Any supplementary data should not be relied upon as forming part of any property particulars and OnTheMarket cannot be held responsible for any incorrectness in this data. See here for more information.
