St Breock Place dates from the late 17th century, with earlier origins thought to date back to the 14th and 15th century. A former rectory, St.Breock Place was extended and remodelled during the early/mid-18th century and contains many original features with fine proportions. In the past the house was configured as two separate homes, each with its own kitchen and front door; a Georgian wing and an older, 16th century section at the rear. The house has historic connections with the well-known Molesworth family. In 1787 the Rector, the Reverend John Molesworth married Miss St Aubyn of the St Levan family from St Michael's Mount.

St Breock Place is a fine Grade II* listed family house built of local stone, slate hung tiles under a Delabole slate roof and is approached through formal granite posts, up a sweeping drive to a gravelled parking area. It gives a wonderful sense of arrival and sets the tone for this handsome country house. Inside, the classic layout and proportions ensure St Breock Place is the perfect family home, with a wealth of period features throughout including decorative plasterwork, panelling, original full height sash windows, shutters, window seats and flagstone floors.

The main entrance hall leads into the elegant dining room and through to the excellent south-facing drawing room and library. The kitchen is a superb size and provides ample space for dining and informal entertaining. It forms the heart of the home and features a stone floor, central island, attractive worktops and a four-oven oil fired AGA. Off the kitchen is the utility room and cloakroom. There is a pleasing flow throughout the ground floor which also comprises a sitting room, study, WC and a useful secondary kitchen adjacent to the dining room.

The generous proportions continue to the first floor, accessed via a fine easy rising 18th century staircase with turned balusters. The principal bedroom enjoys rural views, en suite bathroom and separate dressing room. There are two guest bedrooms with en suite bathrooms, three further double bedrooms, second dressing room, two family bathrooms, nursery and playroom/sitting room.

St Breock Place is a house filled with original character and style yet suits modern family living. It is blessed by an abundance of natural light throughout and has a delightful welcoming feel.

St Breock Place has a two bedroom stone cottage on the eastern boundary, which benefits from its own entrance and private garden area. There is a well-equipped kitchen, sitting room and WC on the ground floor. The first floor provides one en suite bedroom with a further bedroom and family bathroom.

The gardens at St Breock Place are a joy and complement the house perfectly. There is an abundance of mature and established trees, lawns, colourful and rich herbaceous borders, azaleas, rhododendrons, hydrangeas and spring bulbs. This idyllic southwest-facing garden has been designed to take full advantage of the elevated setting and has been cleverly planted to provide colour and interest throughout the seasons.

There is also a delightful walled terrace area with an impressive open fire, which offers a sheltered spot to enjoy throughout the day. Beyond the gardens is a paddock, mixed woodland with a stream and a hard tennis court (which needs repair). The land extends to approximately 7.05 acres in total.

St Breock Place occupies a private and quiet position in the charming hamlet of St Breock. The property offers the rare combination of an idyllic rural lifestyle, yet close to everyday amenities, excellent schooling, transport links and some of the most desirable coastal destinations in North Cornwall.

St Breock is of significant historic interest with evidence of settlement going back to the Neolithic period and origins which are linked to the Celtic monastic missionary movement of the 6th century. There is a medieval Parish Church within the Conservation Area.

The market town of Wadebridge (1 mile away) is the gateway to the Camel Estuary, situated on the edge of the Camel Estuary Area of Outstanding Natural Beauty. It is a bustling traditional Cornish town which provides independent shops, boutiques, cafés, restaurants, pubs, a good array of shopping facilities, a weekly market and supermarkets.

The cathedral city of Truro enjoys a wider selection of shopping, numerous bars, cafes, restaurants and the Royal Cornwall Hospital. It is home to two indoor markets and a weekly outdoor Farmers Market, as well as a wealth of cultural and architectural delights. Truro has an excellent choice of schools, including The Polwhele House Prep School and Truro School, both of which have a school bus from Wadebridge.

St Breock Place is within easy reach of numerous lifestyle activities on both the north and south Cornish coasts. The north coast is a haven for surfing enthusiasts, whilst the south coast is renowned for its safe bathing, rocky inlets, sailing and boating. The Camel Trail runs from Padstow to Wenford Bridge, via Wadebridge and Bodmin. It is considered one of the most popular recreational routes in the country and the trail follows some of Cornwall's most beautiful scenery for walkers, cyscilsts, and horse riders to enjoy.
