  • ONE OF WAKEFIELD'S HIDDEN TREASURES.
Well...this is certainly going to get your pulse racing! It certainly did mine! What a magnificent example of a pre-war detached house set in approximately 1.35 acres of manicured gardens. It is obvious that the owners have spent alot of thought, time, and money on planning how best to improve and add value to their home. This has been highly successful by the addition of a fabulous 6.82 x 4.88 metre conservatory that truly puts you right out into the garden and through an imaginative program of modernisation and improvements to very high standards including many luxurious features. The decor is beautiful and the bathrooms are superior. This is a house that is still packed with many beautiful and characteristic features, typical of a quality post-war house...high ceilings, deep skirtings and architraves, cornices, numerous fireplaces, stained glass windows and doors...to name just a few. It is fabulous to see how "the new" has been skillfully and sympathetically blended with "the old", communicating effortlessly with calming outdoor space for relaxation and entertaining. Talk about privacy...you can talk as loud as you want...with such large gardens and surrounded by fields, no one is going to hear you! The result is a house that will be the envy of many and will enable you to have a fabulous private lifestyle. But, don't take my word for it...book yourself an appointment, and I will see you there at the open viewing. Having excellent family accommodation over 3 floors, extending to nearly 4,400 sq.ft of living accommodation, this is one that you simply must put at the very top of your house-hunting shopping list.

Rarely do houses like these come to market.

So let's tell you all about this super property. Having turned off Aberford Road and immediately right onto your own driveway (which skirts around a farmer's field ) which leads you up to the property where the driveway opens into a circular bock paved driveway which has its own mini roundabout. Here there is oodles of space for parking... you could park a fleet of limousines here and have space to spare. With garaging for 4 cars (at least) you could house some of them too!!

Our guided tour starts by entering through the entranceway into a sizeable "L" shaped reception hall which has a staircase fairly typical for a property of this age, mmm mmm mmmm. What a nice start.
Proceeding straight forward will take you into an elegant living room benefitting from lovely period features, dual aspect windows and a rather nice bay window. The adjacent Sitting room is desperate not to be outdone by it's sister and does not disappoint either...there is even a door enabling you to step straight out into the garden. Back into the hallway and heading back on yourself and turning left will take you into a dining room which leads you into a simply wonderful and rather sizeable
(6.82 x 4.88 metre) conservatory, which is a super addition to an already outstanding house. So what's left to show you on the ground floor...There is a 6.67 x 4 metre dining kitchen which by today's standard is a little dated and is conplemented by a good-sized utility across the hallway. Proceeding down the inner rear hallway, there will be a guest cloakroom, a room that serves as a gym and a ground-floor bedroom that has a small ensuite. Access to the double garage (attached to the side of the house) is from this hallway too.

From the reception hall, there is a period return staircase, a feature of which, is the leaded and stained glass window on the half landing. The landing matches that of the hallway below, although it could be argued that it is even better! (check out the photo) To the left are bedrooms 1 and 2, both having fitted wardrobes and their own en-suite facilities. Immediately to the right is just what I could do with...Bedroom 7 which is kitted out as a rather swish study/office....with fantastic views over the farmer's field. Ahead will take you into another bedroom (5) with another bedroom tucked around the corner. All are double bedrooms. The contemporary house bathroom, additional separate w.c., and storeroom/linen cupboard, are opposite.

So you would think to yourself...surely the 2nd floor cannot be as nice...WRONG! At the top of the staircase, there is a landing that has useful storage cupboards/wardrobes. Immediately to the right, another super bathroom. Turning left, I was blown away by what I found! An open-plan living room and bedroom that combine brilliantly to form a fantastic suite for a teenager or perfectly as a rather posh guest suite. If you like views...pop out onto the BALCONY and see them first hand...SIMPLTY WONDERFUL.

So to the outside. Get your walking boots on and bring your picknick... Here, you have your very own, long private driveway that takes you up to the property. This then becomes a block paved driveway which has a sizeable turning circle for ease of parking. Attrached to the left handside of the house is an integral double garage and a further detached double garage block opposite...the obligatory garden shed too (just for the sit-down lawnmower?) The gardens are another wonderful feature of this property...lots of them, manicured lawns and an orchard. Fantastic privacy and is perfect for those who like to entertain inside and out and enjoy the outdoor life. I hope you like the pictures of the gardens I have taken for you!? If it rains, there is always the mahoosive conservatory to make use of!

Stanley is considererd to be a lovely and prestigious suburb of Wakefied which in turn has a plethora of ammenities on hand. Great transport likns and access to the motorway networks too. The buyer's guide that we send to you after your viewing experience will highlightf these for you in detail.

OTHER BENEFITS FOR YOU TO CONSIDER... A Solar system with 4.5 Kilowatts and backup battery. CCTV monitoring. Alarm system. Dusk to Dawn flood lights all around the house. Underfloor heating in the Conservatory and
main family bathroom.

A nice feature of this room is the elegant bay window that combines nicely with 2 further windows to the side elevation, making for a nice, bright, and airy feel, whilst enjoying dual-aspect views over the gardens. There are 2 radiators, twin double-glazed windows and coving. There is tile-effect flooring and granite-effect worktops.
