Stunning "classically designed" conversion, offering extensive and very flexible accommodation, arranged around a courtyard.

Description

The Stables is situated just to the north of Fasque House within the designed landscape, noted for the setting of the house and its parkland. The house itself was built in 1808-1810 for Sir Alexander Burnett Ramsay, in a castellated Georgian style. In 1829 it was purchased by Sir John Gladstone, father of William Gladstone, who later became Prime Minister. The Pevsner Architectural Guide for Aberdeenshire South (Yale University Press 2015) describes the quadrangle stable block as being an excellent survival of circa 1810. It is Listed Category B and described as “an exceptionally fine example of a classically designed stable block which is part of an important grouping of estate buildings. John Paterson is the acknowledged architect of Fasque and it is probable that he also designed the stable block… The architectural aesthetic of the principal elevation… follows the fashion derived from the 18th century…”

The Stables were totally renovated between 2011 and 2014 to create a truly magnificent country residence. It is in effect a new house within a completely restored exterior, with the walls stripped right back and the building re-roofed. Charmingly arranged around the courtyard, it now offers extensive, beautifully presented and very flexible accommodation. Originally converted to a lovely family home by the sellers, it has latterly been used as a very high quality and desirable holiday let, and the huge kitchen has featured in the Great Food Guys TV show. With three principal entrances and three sets of stairs, the house offers considerable flexibility for ancillary or holiday letting accommodation. In its current configuration, with its spacious reception rooms and en suite bedrooms, it is perfect for both large scale entertaining and modern family living. It is double glazed and benefits from underfloor heading on the ground and first floor levels. There is a Sonos music system in the sitting room, kitchen and living room / dining room.

A glazed entrance opens to a welcoming hall with original stone wall, star light ceiling and oak flooring. The impressive dining / living room is part overlooked by a galleried landing and has parquet oak flooring. The magnificent and bespoke kitchen has quartz worktops and two central island units, one incorporating a four oven AGA. Other fitted Siemens appliances include a four ring induction hob, oven, dishwasher, together with a large fridge / freezer with water and ice dispenser and a dual temperature wine cooler. There is an enclosed larder unit, semi-circular breakfast table, tiled floor and spiral stairs. The adjacent sitting room has a Contura 9 Kw wood burning stove and a wall mounted Samsung TV with Sonos sound bar. A cloakroom has a WC with thunderbox and marble washbasin while the cosy family room has fitted units including a Sony wall mounted TV and Amtico flooring. A utility room has fitted shelved and storage cupboards, sink, Bosch washing machine and dryer and back door, while an entrance lobby / dog room has an original stone wall and tiled floor. The gym has oak flooring and was originally designed as a wine room with separate heating and cooling controls. An office has a separate WC with washbasin and a walk in store room. A further side entrance hall has wooden spiral stairs to the first floor. Beyond is a useful downstairs bedroom with an en suite with bath, shower cubicle, pedestal washbasin and WC.

A staircase and two spiral stairs lead up to the first floor, where there are five more good sized bedrooms. Bedroom two has two cast iron fireplaces, fitted wardrobes, shelved cupboard, Amtico flooring and an en suite shower, Porcelanosa sink and WC. Bedroom three also has a cast iron fireplace and fitted wardrobes, Amtico flooring and an en suite with shower, Porcelanosa washbasin and WC. A useful upstairs laundry has a sink, fitted cupboards, plumbing for a washing machine, clothes pulley and tiled floor. Bedroom four also has fitted wardrobes and an en suite with Porcelanosa bath, washbasin and WC. The spectacular principal bedroom has hand stencilled wall coverings, an enchambre wooden bath, and an en suite wet room with shower, two Porcelanosa washbasins and a separate WC with washbasin and two dressing rooms with fitted units. The galleried landing overlooking the dining room / living room links to a galleried library overlooking the kitchen, which in turn leads to bedroom five with a wall mounted TV, fitted wardrobe and an en suite with a restored period bath, washbasin and WC.

The sheltered paved central courtyard has three stone cascading water bowls, and oak arbours. Outside are paved patio areas which link to the kitchen and sitting room, so are ideal for alfresco dining. The extensive grounds lead down to a burn and are mainly lawn with wooded areas. Adjacent to the entrance are former stone built kennels, with stores and a run. The original dairy buildings / courts are stone built with a corrugated roof, and have considerable potential for other uses given that planning for conversion to two houses was previously granted in January 2016 (Ref: APP/2015/3518).

Location

The Stables is situated on the renowned Fasque House Estate, just to the north of Fettercairn, on the east coast of Scotland, in an area known as ‘The Howe of the Mearns’. Fettercairn is a charming small village at the foot of the hills, and in 1864 The Royal Arch was built to commemorate a visit by Queen Victoria, on her way to Balmoral. The local distillery was established in 1824.

Fettercairn has a primary school, village shop and a café. Further shopping is found in Laurencekirk, along with secondary schooling and leisure facilities at the new Mearns Community Campus. Private schooling is found locally at Lathallan in Johnshaven, and at schools in Aberdeen. Montrose and Stonehaven provide more extensive shopping and business facilities, while Dundee and Aberdeen provide all that is expected of major cities, and are easily reached by the A90 dual carriageway, which allows good access on to Edinburgh, Glasgow and the central belt.

There are railway stations at Montrose and Laurencekirk, offering east coast mainline services to Aberdeen and the south. Aberdeen Airport provides a range of domestic and European flights and there are services from Dundee to London. Edinburgh Airport has a wide range of services and is also easily reached, while journey time to Aberdeen and its airport have been much reduced by the Western Peripheral Route.

The area is well known for its wide range of outdoor pursuits. There is a renowned 18 hole golf course at Edzell and a country club within the Glenesk Hotel. To the north lie Royal Aberdeen and Trump International at Mennie, both well regarded links courses, while to the south are the courses at Carnoustie and St Andrews, which have both hosted the Open. Other local courses include Montrose, Brechin and Auchenblae. Salmon and sea trout fishing can be taken on the nearby North and South Esks, while the River Dee and Deeside are easily accessible over the scenic Cairn o’Mount road (B974). Beaches close by include Lunan Bay, Montrose and St Cyrus, which is a nature reserve. The nearby glens offer some of the finest hill walking in eastern Scotland.
