A delightful detached character cottage situated on Langstone High Street just a few steps from the waterfront and beyond. The property offers an abundance of character features with parts dating back over 150 years. The ground floor is a mixture of solid French oak flooring and historic flagstone. The sitting room is light & spacious and also features a log burner The kitchen was originally the old cow shed and is a charming farmhouse style with an Aga and also offers breath taking views across the water. There is a separate dining room which could be used as a fourth bedroom and a large conservatory with underfloor heating and views across the rear garden. Upstairs the main bedroom suite features an ensuite bathroom with separate shower. There are two more double bedrooms with outstanding views over the water along with a family bathroom. Outside, the grounds are on a good size plot. Permanent vehicular access to the property is provided via a covenant (available on request) with Hampshire County Council, who own the driveway. The current owners also purchase a garden licence for use of the strip of land beyond the drive - although this must be negotiated separately with Hampshire County Council (current charge payable £500PA). The large barn, together with the open garage could, subject to relevant permissions be easily converted and made into a substantial annexe. There are two further sheds. The grounds are secluded, enclosed and laid mainly to lawn.

Situation
Number 15 is situated on the high Street which leads to Langstone Foreshore, at the top of Chichester Harbour, with beautiful coastal walks and scenery between Emsworth and Hayling Island. Langstone is a conservation village located between Havant and Hayling Island and as such has good links to the A27 linking Portsmouth and Chichester and the A3(M) Petersfield and London to the north. Nearby Havant has a range of shopping, leisure facilities and schooling. There is also a mainline station with services to London Waterloo.

Langstone is an area of outstanding natural beauty forming part of the coastal conservation area famous for its foreshore walks, bird sanctuary, nearby deepwater marina and waterside pubs. Langstone lies to the south from Havant town centre with its mainline railway station to London Waterloo (approximately 70 minutes) and access to the A27 and A3 (M). The historic city of Chichester and its famous Festival Theatre lies approximately 9 miles to the east and Portsmouth with its historic dockyard approximately 10 miles to the west, and to the south lies Hayling Island with its marinas, shopping facilities, golf course and beaches.

It is important to be aware that flooding defences around Langstone are being updated in the near future including a new flood gate and wall. We are informed some saturation has been experienced up the garden and not in the property itself.

    Basic: Up to 30 Mbit/s
    Super-fast: Between 30 Mbit/s and 300 Mbit/s
    Ultra-fast: Over 300 Mbit/s

The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2

Mobile phone signal availability and predicted strength: obtained from Ofcom on December 21, 2021

Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services

Energy Performance data and Internal floor area
