The house is externally characterised by clean lines and white rendered and weatherboarded elevations, and internally with spacious open plan living spaces, wood flooring, predominantly white walls and large picture windows framing the outstanding southerly views.

The sitting/dining room is sited along the southern side of the house, and has a wood burning stove; there are four sets of bi-fold doors opening to the decked terrace which span the rear elevation creating a superb space for entertaining against the backdrop of the South Downs. The separate study also enjoys the southerly views. The kitchen breakfast room has an integrated breakfast table, and a good range of fitted unit under wood worktops.

At the other end of the hall lies the cloakroom and the boiler/utility room.

The staircase is fully glazed with frosted glass to the front, affording privacy and allowing light. On the first floor are three bedrooms, two with views to the south, and a bathroom with a contemporary suite. The principal suite occupies the entire second floor and comprises bedroom, en suite shower room and dressing room.
The Dragons is approached from Brighton Road via secure gates which open to a sweeping gravelled driveway, which opens to a parking ahead of the house and attached double garage, and leads on to the outbuildings beyond.

Closest to the house is the former swimming pool, which is currently used as a studio/exhibition space and storage. It offers potential to be reinstated.

Beyond is a striking building known as The Cube, providing a stylish study or separate workspace. Beyond this, and in a similar architectural style, lies the large artist’s studio which is a used a studio, gym and office with a shower room and WC.

The gardens lie mainly to the front and rear, laid to gently sloping lawn with shrub borders to the front of the house. The front garden has mature trees planted.

To the east of the house, the reminder of the land is woodland, teeming with wildlife and birds and with a footpath running along the border of the formal lawn.

Location

The Dragons is situated in a wonderful rural location, within the hamlet of Woodmancote at the foot of the South Downs.
Local amenities: Woodmancote is situated between the larger villages of Henfield and Hurstpierpoint (two miles and three miles respectively). Henfield provides for day-to-day needs with a range of local shops, banks, post office, village hall, library, health centre and leisure centre; Hurstpierpoint has a good range of local amenities, some lovely boutiques, cafes and restaurants, pubs and an excellent local butcher.
More extensive shopping and recreational facilities can be found in Brighton & Hove.

The area is well served for the arts, with theatres and galleries in Brighton and opera at Glyndebourne. There are many well-known golf courses close by, such as Singing Hills, Mannings Heath and Pyecombe, further sporting opportunities are found at Wickwoods Country Club, also show jumping at Hickstead, racing at Brighton, Fontwell and Plumpton, sailing at Brighton Marina. There are many miles of beautiful walks and rides over the surrounding countryside including the South Downs National Park.

Mainline rail services to Brighton, London Bridge and London Victoria are found at Hassocks (five miles), with further services at Burgess Hill and Haywards Heath.
Schools: there is a good selection of state and private schools in the area, including Brighton College, Hurstpierpoint College, Lancing College, Steyning Grammar and Burgess Hill Girls.

Communications: The A23 can be accessed to the east at Newtimber, and gives direct access to Crawley, Gatwick Airport and the M25.
