Dating from the 19th Century, Holnest Park House is Grade II listed and a fine example of late-Georgian architecture, built of rendered brick walls under a slate roof. The house was divided into seven separate apartments in the 1960s before being extensively renovated in 2010 following a fire. Apartment 3 is on the ground floor and was bought by its current owners nine years ago. They subsequently undertook a wholescale refurbishment to an exceptionally high standard to create a delightful and charming home presented in excellent order. The renovations carried out after the fire was instrumental in ensuring that the apartments were sympathetically restored to preserve the tall ceilings, well-proportioned accommodation, fine coving and elegant Georgian joinery. The apartment contains some lovely touches including Travertine stone tiled floors in the hall, kitchen and shower rooms, pale oak flooring in the two reception rooms and a fine carved stone open fireplace in the sitting room. The apartment extends the full depth of the house, which has an east/west axis that combines with tall windows to fill the interior with natural light throughout the day. These include a pair of French windows in the sitting room that open out to the apartment's large, paved terrace and provide a gorgeous view up an avenue of greengage and plum trees to the garden beyond. Overall, the apartment contains two generously sized reception rooms, two double bedrooms, two shower rooms and a fabulous contemporary kitchen that looks out onto the rear brick-walled courtyard. The kitchen incorporates a full range of units including a central island under black granite work surfaces, a walk-in larder and a range of Siemens electric appliances including an induction hob and twin ovens, each with a separate grill above and warming drawer below. Both bedrooms have sole use of an ensuite/adjacent shower room fitted with contemporary sanitary ware.

Holnest Park House is approached via a drive off a country lane to a large, gravelled turning circle in front of the house, with a magnificent fountain at its centre, comprising a water fountain set within a large stone bowl supported on the backs of three resting lions. To one side of the house's former main entrance are two dedicated parking spaces (one is immediately in front of the apartment's front door) and on to one side of the turning circle is a timber double garage containing the apartment's dedicated garage. The apartment's garden lies behind the house and extends to about 0.25 acre (0.1 hectare). Extending out behind the apartment are the paved terrace and adjacent, brick walled courtyard, which has its own access to the kitchen. The courtyard also provides sub-terranean access to a suite of five large cellars that extend below the house. The terrace is generously sized and gives way to a lawn bisected by a path that leads to a vehicle access gate beside a large timber deck sheltering in the shade of 400-year old oak tree. This provides a seating and barbeque area that looks out onto a “view in a million” that stretches to Bubb Down Hill about five and a half miles away. Partway along the grassed area is a former ornamental pond shaded by a weeping willow that would make a perfect, sheltered seating area for a fire pit.
