Description
For centuries there was a salmon netting station at Lunan Bay, with a bothy to house the fishermen. In 1996 the bothies were sold by the fishing company and this building was initially developed in 1998, when it was enlarged into a most attractive two storey country house, built in a L shape. The property was originally used as one private house but was cleverly designed so that it could be sub-divided into two, as it is now, with the building being improved and extended in 2004. Since then it has been used as a home and for long lets, and in recent years as a successful holiday letting business
Lunan Bothies occupy a dramatic site, just inland from the beach, and located behind sand dunes which provide shelter, and just to the north of the Lunan Water. The building is harled with a slate roof and faces east and also south towards Red Castle. The property could easily be converted back into one, and is fully double glazed. The two properties, known as Beachside and Riverside, each have their own access.
Lot 1 Beachside About 2.36 acres
This is the larger of the two properties, and comprises the east-facing wing. A partially glazed wooden door opens to a hallway with a tiled floor and staircase to the first floor. Off this are two sun rooms, one linking to the sitting room and one to the kitchen. The spacious dining kitchen has fitted wall and floor units with tiled splashbacks, sink, built in storage cupboards, (one housing a Hotpoint washing machine and the other a Worcester wall mounted boiler) and French doors. At the back of the house is ample parking and turning. There is an enclosed garden in front and to the side with a sheltered paved seating area. In addition there is an area of sand dunes between the house and the high water mark on the beach, providing shelter, and planted with some indigenous tree saplings.
Lot 2 Riverside About 0.11 acres
This is the south-facing wing, looking towards Lunan Water and the ruins of Red Castle. A glazed door opens to a hallway with an understair cupboard and staircase to the first floor. Off this is a living room with mantel and electric fire. The dining kitchen has fitted wall and floor units with tiled splashbacks, sink and a tiled floor. Appliances include a New World cooker, Kenwood dishwasher and Statesman fridge freezer. The utility room also has fitted units with tiled splashbacks with sink, and a Bosch washing machine, Whirlpool dryer and a wall mounted Worcester boiler. A WC has a washbasin and also a tiled floor as does a side porch linking to the garden.
The views to Red Castle and over the Lunan Water are best seen from the first floor. Bedrooms one and two are both double aspect and have en suites with baths with shower over, washbasin and WC.
In front of the house is a small enclosed garden with a paved terrace. There is a parking and turning area.
Location
Lunan Bothies are situated in a lovely position adjacent to Lunan Bay, an award-winning beach favoured by surfers, dog walkers and horse riders on the Angus coast. This part of the Angus coastline is mainly red sandstone with notable cliffs, rock features and sandy bays. As well as Lunan Bay, other popular beaches are found at Montrose and St Cyrus. There is an attractive coastal walk from Lunan Bay to Arbroath via Auchmithie. Sea fishing has long been associated with the area, especially in Arbroath, famous for its smokies, as well as at Auchmithie and Usan. The surrounding countryside is rolling fertile farmland and there are nature reserves at Montrose Basin and St Cyrus. Salmon and sea trout fishing is available locally on the North and South Esks. There are golf courses at Montrose and Arbroath, together with the championship course at Carnoustie. There is a marina at Arbroath, while inland are the Angus glens.
The nearby village of Inverkeilor is just inland, off the A92 coast road, and provides primary schooling. Gordon’s at Inverkeilor is an award -winning restaurant, while the nearby Lunan House Hotel has a bar and grill. Secondary schooling is available at Montrose and Arbroath, with both towns offering a full range of shopping, business and leisure facilities. Private schooling is found at Lathallan and Dundee High School.
Inverkeilor is within easy driving distance of both Dundee and Aberdeen which provide all the services expected of major centres. Dundee’s cultural attractions include the V&A, Scotland’s design museum. There are train stations at Montrose and Arbroath with regular services to Aberdeen and to the south, including a sleeper. Aberdeen Airport has a wide range of flights and there are services from Dundee to London. Journey times to Aberdeen and its airport have been much reduced by the Western Peripheral Route.

Directions
If coming from the south on the A92 coast road, head north from Arbroath. Continue past Inverkeilor and after a further 2 miles, turn right signposted Lunan. Proceed down the hill for 0.2 miles and at the T junction turn left and then bear right. Continue down to the junction and at the Lunan House Hotel turn left and then immediately right, signposted beach. Continue through the steading and after passing the shop and café take the second turning on the right and proceed through the gate and up the track. For Riverside take the first (immediate) turning on the right after passing the café, and proceed past Foreman’s Cottage.
Alternatively from the north on the A92 some 3 miles south of Montrose, turn left after passing the Arbikie Distillery. Continue for 0.3 miles passing through Braehead of Lunan and at the T junction bear right signposted Lunan and Arbroath. Continue for 0.7 miles and then turn left signposted beach and proceed as above.
