Description
Winterbourne Manor is an attractive country house positioned close to the delightful village of Winterbourne. This stunning house, which is set in over 32 acres of gardens, lawns, and paddocks, is perfectly positioned near well-connected Newbury. The property provides excellently proportioned reception rooms with high ceilings and large sash windows. The magnificent reception hall has a galleried landing above and a superb grand central staircase. From the hall, you can access the other impressive reception spaces including the dual aspect dining room and drawing room, both of which feature attractive open fireplaces. The sitting room/library provides an inviting space for comfortable family living while the oldest portion of the house’s more casual family room adds charm with its original beams and a fireplace. The large family kitchen features custom cabinets, a centre island, an AGA and has access to a utility room, laundry room, cloakroom, and additional storage space. The first floor’s principal bedrooms are located around the galleried landing and are reached by an ornate wrought iron staircase. Seven bedrooms, including three with en suite bathrooms, as well as two additional family baths are located on the first floor. A balcony off the front two bedrooms provides an excellent vantage point to take in the property’s stunning surroundings. On the second floor there is one more bedroom and bathroom, accessed by a second staircase.
An office and a spacious one-bedroom flat, perfect for staff or guest accommodation, are located in the adjacent courtyard of period outbuildings. A set of stables, tack room, workshop and two garages are among the many traditional storage areas in this courtyard complex.
GARDENS AND GROUNDS
Winterbourne Manor is approached through attractive private gates with the gravel drive curving to open onto the courtyard of outbuildings next to the house. There are several stables, a tack room, three garages, and a workshop in the courtyard of outbuildings. Four additional stables are located in the paddock adjacent to the house. To the north, there is a wonderful timber-framed, thatched party barn along with a small orchard. Attractive mature yew trees and hedges are scattered among the 32.18 acres of grounds that surround the house. To the west of the house, a well-manicured lawn runs from the sheltered terrace area up to the ha-ha, with the property’s paddocks and mature woodland beyond. Also in the parkland is a sizable vegetable garden, greenhouse, and tennis court that is well-screened from the house by mature hedging. The property’s outdoor swimming pool is surrounded by a superbly landscaped walled garden, and a charming pool house with convenient kitchen, changing room and bathroom.
SITUATION
The village of Winterbourne, located in the Berkshire Downs, is just 3 miles north of Newbury in West Berkshire. The village has a vibrant local community and a stunning church dating back to the 12th century. A wide range of amenities are available in the neighbouring town of Newbury. These include a range of shops, restaurants and leisure activities including horse racing at Newbury Racecourse, two nearby golf courses at Donnington and Speen, as well as the Watermill Theatre. For commuters, local transportation is excellent, with direct trains running from Newbury to London Paddington. The A34 and M4 provide easy access to London Heathrow Airport and the West Country. A wide variety of prestigious schools are located in the area, including Elstree, Cheam, Horris Hill, Brockhurst and Marlston House, St. Gabriel’s, Bradfield College, Downe House, Abingdon School, and Radley College.
HISTORY
The village’s old manor home, Winterbourne Manor, is located approximately a quarter of a mile from Winterbourne itself in a tranquil, hilltop location near the community’s 12thcentury church. The grade II listed house is largely made up of an elegant 18th century Georgian manor house that incorporated a Tudor farmhouse which is visible to the rear of the property today. The First and Second Battles of Newbury took place close to Winterbourne during a turbulent Civil War. On 26 October 1644, Cromwell stayed the night locally in the Crab and Boar public house as his forces camped nearby.

OnTheMarket may have applied supplementary data to this property listing, including:
Broadband availability and predicted speed: obtained from Ofcom on April 6, 2022
Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:
Basic: Up to 30 Mbit/s
Super-fast: Between 30 Mbit/s and 300 Mbit/s
Ultra-fast: Over 300 Mbit/s
The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2
Mobile phone signal availability and predicted strength: obtained from Ofcom on April 6, 2022
Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:
Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
Energy Performance data and Internal floor area: obtained on March 30, 2022 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.
