Works done include smartening up the front façade, adding Trespa Pura cladding to the sun room and creating a new principal bedroom suite. The main living space has been opened up with glazed internal doors giving exceptional natural light. The sun room is open plan to the kitchen / dining room and is divided from the main lounge by a retractable, glazed screen.

There is Rondo solid oak flooring in the main ground floor rooms to complement the original parquet floor. The glazed doors are Suffolk oak veneer. The sun room has Velfac sliding doors to the garden. The kitchen is by Wren. The bathrooms have Duravit fittings.

The Neff kitchen appliances include a 5 ring gas hob, integrated dishwasher and two ovens (one with a microwave facility). Freestanding Bosch fridge freezer. Dining area opening into sunroom with solid fuel stove. Velfac sliding doors.

Off the kitchen is a side hall with doors to the garage and garden. Laundry cupboard with freestanding Zanussi washing machine, an ironing cupboard and a shelved larder.

There is a Tegula cedar block paved parking area in front of the garage with a paved path to the front door. The front lawn is enclosed by a hedge and low wall. The paving continues around both sides of the house and leads into the back garden.

The main garden is to the rear and is enclosed by a high hedge and fencing. There is Ecoscope Clarity graphite raised decking around the sunroom and a paved pathway. The large central lawn has rose beds and shrub borders around. At the bottom of the garden is a greenhouse and summer house. In the corner is a paved area with a wooden garden shed and a log store.

Location

Lawhead Road East and Lawhead Road West are two streets which form a loop between Hepburn Gardens and Buchanan Gardens to the west of St Andrews. It is a quiet, residential area of detached and semi-detached houses in large gardens.

Madras College has moved to a new campus close by which is accessed by a footpath from Buchanan Gardens. The Lade Braes footpath is just off Hepburn Gardens to the north and is a delightful, woodland walkway which runs along the bank of the Kinness Burn from the edge of town all the way into the centre of St Andrews.

St Andrews is renowned worldwide as the 'Home of Golf’. There are seven golf courses under the management of the St Andrews Links Trust, including the Old Course, which played host to the 150th Open Championship in 2022. There are many other golf courses in the area including the Duke’s Course, St Andrews Bay, Kingsbarns and Dumbarnie, along with traditional links courses at Elie and Crail.

St Andrews is also well known for its university which is one of the oldest in Britain, founded in 1413. The historic town has a good range of shops, hotels, restaurants and recreational and cultural facilities which include a cinema and The Byre Theatre. Beyond St Andrews is the East Neuk of Fife, with a spectacular coastline which boasts fishing villages built around picturesque harbours and sandy unspoilt beaches.

Access to St Andrews by rail, road and air is good. Leuchars railway station (6 miles) is on the main Aberdeen to London line and provides a fast link to Dundee and Edinburgh. Edinburgh Airport, with a wide range of domestic and international flights, is 50 miles away and Dundee Airport is 15 miles.

Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services

Energy Performance data and Internal floor area: obtained on September 14, 2016 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.
