Description

Hilton House is an imposing mid 18th Century Georgian country residence situated towards the edge of the village with elegant and spacious accommodation over three floors (plus cellars). Rarely available, this special property has rendered (faux stone effect) elevations beneath a peg tiled roof and is listed Grade II as being of historic and architectural interest.

Of particular note are the sash windows with their slender glazing bars which dominate the front elevation and the early 19th century stone steps with iron ballusters which lead to the impressive central doorway with its semi-circular headed fan light with glazing bars. Internal features include marble fireplaces, panelled doors, cornicing and shutters and it is understood that the impressive stone pillars in the drawing room (formerly the Great Hall) fireplace were originally mullioned windows in the Houses of Parliament.

The drawing room was originally the Coach House and was incorporated into the accommodation in 1937 as the Great Hall. There is a vaulted upper floor which has separate staircase access but also links internally via one of the bedrooms on the floor above. There are three further spacious reception rooms including the sitting or garden room with steps down to the gardens; a panelled dining room and a study or snug together with a fitted kitchen with a range of limed oak cupboards and drawers, a dishwasher, gas hob and two Neff electric ovens, one of which includes a microwave and an adjoining utility with Britannia range. A side hall has cellar access via a tunnel as shown on the floorplans. The wet cellars have restricted head height, are fitted with a pump and are in part barrel vaulted.

On the first floor there are four bedrooms including a principal suite with dressing room and bathroom, a Jack and Jill shower between two of the other bedrooms and a spacious family bathroom. The main staircase continues to the second floor with the earlier 18th century balusters leading to two vaulted bedrooms (one of which has been used as a studio) and a shower room.

There is a sweeping gravel drive to the front and the wonderful mature and private rear and side gardens incorporate vast lawns, a parterre, Chinese bridge, many mature trees (including Redwoods, Silver Birch, Yew, an Indian Bean tree and a Tulip tree), numerous shrubs, a raised seating area, workshop, log and garden stores.

Above the garage and garden store is an annexe with additional living space, including two bedrooms, a living room, bathroom and kitchenette. To the far end of the garden is a pond with additional garden beyond on which HDC considers that a single dwelling could be accommodated without harm to heritage assets.

Location

Hilton House is situated close to the centre of the attractive village of Hilton. St Ives (4.5 miles) is a market town on the river Ouse, well served for local shopping including a Waitrose supermarket and numerous restaurants.

For the Cambridge commuter there is access to the A14 which has been considerably upgraded. The Guided Busway from St Ives provides services into the Science Park, Cambridge station and Addenbrookes. The A14 leads east to Cambridge, the M11 and M25; west to Huntingdon, the A1, M1 & M6. Mainline commuter services into London Kings Cross from nearby St. Neots take 60 minutes.

Local primary schooling at Elsworth and Fenstanton with secondary at Swavesey Village College. Independent schools in the area include Kimbolton, Oundle, Oakham, Uppingham and numerous well-regarded schools in Cambridge.
