GENERAL
Term
The land shall be offered on one 9 month Grazing and Mowing Licence Agreements which will be completed prior to 1st July 2023.
Licence Fee
The Licence Fees shall be payable in advance in two instalments with 50% being due on 1st July 2023 and 50% due on 15th November 2023.
Basic Payment Scheme (BPS)
The Basic Payments Scheme payments will stay in the possession of the licensor.
Use of the land
The land is to be grazed by Sheep and Cattle only, however the property is not to be grazed by Cattle between the 31st September 2023 and the 31st March 2024.
Tenders
Tenders to be received at the Agents' office - Farmers Marts (RG Jones) Ltd, Llys Meirion, Dolgellau, Gwynedd, LL40 1AB in a sealed envelope marked with TENDER- GORLLWYN prior to 12:00 Noon on Thursday 22nd June 2023. All Tenders must be completed on the official tender forms which are provided in a separate document.
Licensee's Obligations
The Licensees must ensure that they follow Cross Compliance rules throughout term.
The Licensees shall not assign part with possession or sublet the holding or let in other stock (without prior written consent) nor use the facilities for any other use than in connection with the Licensee's trade or business of farming.
Licensors' Obligations
The Licensors wants to preserve the right to travel across the land, and will assist with general stock checking and monitoring where necessary. The licensor will also maintain the boundaries to their current state of repair in result of expected wear and tear. All boundaries will be made stock proof prior to the commencement of the Licence Period.
Grazing Agreement
Draft copies of the Grazing and Mowing Licence Agreements will be available at Farmers Marts (R G Jones) Ltd Dolgellau office 5 working days prior to the closing date of the tender. Any queries or questions regarding the contents of the Grazing & Mowing Licence Agreements must be raised with the Agent prior to the closing date of tender and in any event, no later than 12:00 noon on Thursday 22nd June 2023.
Viewing
Interested parties are welcome to view the property with a copy of the letting particulars to hand.
Inspection of the property will be undertaken at own risk and neither the land owners or their approved Agents, Farmers Marts (R G Jones) Ltd, will be responsible for any losses or injury.

Location, Situation and Access
The property is situated on the outskirts of the village of Prenteg.
The coastal town of Porthmadog is located approximately 4.5 miles from Gorllwyn and provides a range of amenities and facilities.
The land is accessed off an un-marked council road which can be joined off the A498 in the centre of Prenteg.
Directions.
From Porthmadog, head north-west towards the A487 to Tremadog. After reaching Tremadog take a right-hand turn onto the A498 towards Beddgelert. Follow the round for approximately 2 miles before taking a left-hand turn in the centre of Prenteg towards Cwm Ystradllyn. Continue along this road for approximately half a mile and then bear right along the No Through Road. Follow the road for a further mile then continue through the gate towards Gorllwyn Uchaf.
Land
The land extends to 240 acres or thereabouts of predominantly upland grazing pasture. The topography varies from being slightly undulating in areas to steeper slopes with rocky outcrops and low-lying wetter areas. All boundaries on the holding will be repaired and maintained prior to the start of the grazing agreement. The land benefits from a natural water supply throughout and could be utilised as organic grazing as the holding is currently farmed organically.
Sheep handling facilities
The holding benefits from a traditional dry stone wall handling facilities on the land which is in a good state of repair and can be utilised by the Licensor.
