A hallway leads from the entrance hall to a utility room with cupboards, worktop and sink, and space and plumbing for laundry appliances. Continuing along the hallway is a family bathroom and two ground floor bedrooms, both with built in storage and one with an en suite shower room.

An open tread staircase with glazed balustrade rises to the first floor, a versatile space which could be used as a reception area, a generous homeworking space, or an impressive principal bedroom, with views over the garden and fields unimpeded by the glass balustraded gallery. A sliding etched glass door opens to an en suite shower room. This floor also houses a plant room with good storage and a length of eaves storage behind sliding doors.

Bridge Farm Bungalow is accessed via a right of way over a private driveway, which leads to a gated gravelled parking area for several cars, and a detached garage. The garage has an automated roller door, boarded roof space and a pedestrian door to the side. There is an underground rainwater harvesting system installed for garden watering/car washing.

The garden lies to three aspects, mainly laid to lawn, private and very well enclosed by fencing and mature native hedging. A decked terrace wraps around two sides of the house, creating a perfect spot for dining al fresco and offering some lovely views over the neighbouring field and amazing sunsets.

Location

Bridge Farm is situated in a lovely semi-rural setting between the village of Ansty and Burgess Hill (1.5 miles), in the parish of Ansty & Staplefield. Both Burgess Hill and Haywards Heath (3.5 miles) provide good local shopping and amenities, including a range of supermarkets, high street chains, mainline railway stations and leisure facilities; the Burgess Hill Golf Centre, with its driving range, nine-hole course and country-style Oak Barn Restaurant and Bar, is just a 10-minute walk away (half a mile).

The City of Brighton & Hove is about 12 miles away, on the south coast.

Across Sussex, activities include riding on Ashdown Forest, for which a permit is required, sailing at Ardingly and golf across the county. Spa and country house hotels include Ockenden Manor in the village, Alexander House, Ashdown Park, Gravetye Manor and South Lodge.
