A beautiful 19th Century cottage positioned on the edge of the sought after village of Lower Ufford, with stunning views across meadows.

Croft Cottage is situated within the highly sought after village of Lower Ufford, with a backdrop of wild meadows, affording wonderfully backlit vistas to the north east. The handsome red brick and cedar weatherboard façade, beneath a traditional pan tile roof, opens to the deceptively spacious interior spanning some 2,900 sq ft over two storeys. There is an abundance of charm and character throughout, blended with 21st Century materials, making this a very well balanced and comfortable home. The principal space is located to the rear of the property, offering a wonderful triple aspect and double reception room with large woodburning stove, and connectivity to the garden, offering far reaching views over the meadows beyond. Positioned within the centre of the property is the bespoke Henry Gordon-Jones kitchen, complete with electric AGA, and open to the glazed breakfast room with double doors accessing the rear terrace. To the front of the property, and well screened from the lane by established olive trees, is the snug with wood burning stove, along with the atmospheric study. Completing the ground floor accommodation is a shower room/laundry.

The first floor is accessed by independent staircases with the original portion of the cottage offering three bedrooms and two bathrooms, (one en suite). The principal and fully vaulted bedroom has a designated stair and is open to the en suite with central rolltop bath, along with double doors to the balcony offering commanding views over the garden and meadows beyond.

OUTSIDE

Screened from the lane behind an established Yew hedge and three Olive trees, Croft Cottage benefits from a shingle and block paved driveway, providing parking for numerous vehicles, and gives way to the double garage. The rear garden, designed by J J Designs, is both sheltered and private, having recently been planted by Swann’s Nursery, and affords wonderful far-reaching views over the meadows to beyond.

LOCATION

Positioned on Lower Street in the sought-after village of Ufford, Croft Cottage, with its meadow backdrop, sits within the picturesque Deben Valley, a Designated Special Landscape Area, and is easily accessible to Woodbridge (3 miles), the region’s main road and rail communication routes and the Suffolk Heritage Coast.

The village, with its fine church, has two pubs and a tennis/sports club, with beautiful river walks that can be taken straight from the house. The nearby village of Melton and the small town of Wickham Market provide further local facilities to complement those of the popular river front market town of Woodbridge, with its thriving thoroughfare, numerous pubs and restaurants, together with a cinema and leisure complex.

Woodbridge offers excellent schools in both the state and private sector and a variety of sport, social clubs and societies catering for all interests. The town’s rail station is close by and provides branch, and soon to be direct, services to London Liverpool Street Station via Ipswich.

The nearby River Deben offers excellent water sport opportunities, whilst for the golf enthusiast, Ufford Park course is within walking distance and the Woodbridge Golf Club is in the neighbouring village of Bromeswell. The world-renowned Snape Maltings Concert Hall lies some 7.5 miles to the north east, beyond which, the Suffolk Heritage Coast is accessible. The county town of Ipswich is some 12 miles to the south west.
