The living accommodation is light, airy and well balanced throughout and would suit an array of purchasers including a growing family, buy to let investment or anyone looking to escape the busy urban city life. The property is well presented but also has a lot of potential for the next owner to put their own stamp on.

The feeling of space is immediate evident as soon as you walk in to the main living area and social hub of the property, where you are instantly drawn to the rear of the property where the sea views can be enjoyed. This room has plenty of space for sizeable furniture including a dining table and chairs. From this room, double doors lead in to a large conservatory, where again the sea views can be enjoyed. The conservatory could be used as a further sitting area, dining room or study and has access out to the rear garden.
The kitchen is located at the rear of the property and is equipped with a range of base and eye level units, inset sink unit, space for a gas cooker and fridge freezer. The views from the kitchen towards the front elevation are stunning. The property has four bedrooms, two of which are good size double rooms and two that are adequate single rooms that could both easily be utilized as an office or study. The bathroom leads just off from the inner hallway and comprises of a four piece suite including a shower, bathtub, WC and wash hand basin.

Outside, to the rear of the property, there is nice decking area that leads straight out from the conservatory. This decking area enjoys superb views and has ample space for a table and chairs. Steps lead down on to a patio and beyond this to the left hand side of the garden, there is a covered area that would be ideal for storing bikes and garden equipment. To the lower tier of the garden, there is a lawned area that stretches right across from one side of the garden to the other. The lawn then wraps around to the right hand side of the property. There is a hatch on the back wall that gives access to a void storage area below the property. To the front of the property, there is a small garden area with a variety of plants and verdant vegetation. The garage is integral and a good size with power and light connected with an up and over door. In front of the garage there is space to park a car.

Ilfracombe town centre has a variety of small independent shops as well as larger supermarkets, schools for all ages, a health centre, cottage hospital, theatre, post office and a bank. The picturesque sea front and harbour has further shops, bars and some fantastic restaurants. Wildersmouth Beach and the famous Victorian hand carved "Tunnels" beach are along the esplanade which leads down to the picturesque harbour and the renowned artist Damien Hirst's influence can be felt by the addition of many art galleries which have appeared over recent years together with his majestic 60ft tall "Verity" statue at the harbour mouth. Barnstaple, North Devon's main trading centre is approximately 12 miles away with many of the big name shops and a rail link to the inter-city network. North Devon has a huge amount to offer with the fabulous golden sand surfing beaches at Woolacombe, Croyde and Saunton just a short car ride away. The Exmoor National Park is also within easy reach and enjoys some breath-taking scenery and miles and miles of walking.
