Description

A traditional Herefordshire sandstone farmhouse, Ashgrove is positioned in a secluded spot and situated at the end of a long private driveway with views over the farmland. Ashgrove Farmhouse is Grade II listed and believed to have been originally built in 17th Century with 19th Century additions.

The formal hall leads to either the dining room or drawing room in the traditional manner. Both rooms benefit from high ceilings, and are well-proportioned with Georgian sash windows. With full glass windows overlooking and opening onto the garden, the kitchen has a contemporary feel with a four oven LPG Aga, integrated units and kitchen island. Adjoining the kitchen is an office/snug providing a quieter space. Behind the kitchen is a more informal sitting room with large inglenook fireplace and wood burning stove. This leads through to a rear hall which incorporates a timber frame larder and study.
From the kitchen, the conversion of the old Linney has provided the benefit of a utility room, boot room and downstairs WC; a suite of rooms so important for country living. There is access to the open fronted garage, accommodating up to four cars.

Upstairs on the first floor is the master bedroom, and four further bedrooms and three bathrooms including one en-suite, the two front bedrooms benefitting from the Georgian proportions found elsewhere in the house as well as delightful views over the land. The second floor provides two further bedrooms and a bathroom.

Gardens and grounds
Ashgrove benefits from a number of garden rooms and terraces all of which have a different aspect and provide a choice of pleasant dining and relaxing spaces. Of particular note is the walled garden which includes a lean to glasshouse and raised beds.

To the rear of the farmhouse is a Herefordshire sandstone pool house with oak frame to the interior, comprising an indoor swimming pool, changing room with WC and shower with a tennis court located adjacent.

Adjacent to the farmhouse is two-storey timber frame, brick and sandstone Threshing Barn with stone lean-to. A studio is located in one end of this barn and the lean-to currently provides storage for the Biomass system. The rest of the barn remains untouched and a wonderful space for a variety of uses.

Farm Buildings
Originally a dairy farm, Ashgrove Farm provides a good range of steel framed portal buildings highly suitable to the holding. In addition, the old parlour provides stabling the farm rest area and renewable generation equipment room.

Land
The land is mostly laid to pasture with mature trees and hedgerows providing a parkland feel. The land is gently undulating in places. There are also two organic orchards and the cider apples are used to produce Weston’s cider. There are various orchards and a wood as befitting a farm of this name.

Renewable Energy
A particular feature of Ashgrove is the investment in renewable energy.

Biomass: Windhager Biowin wood pellet biomass boiler installed in September 2019, provides heating for the pool, farmhouse and hot water. Ability to monitor on a smartphone. Estimated consumption of wood pellets is 25 tonnes per annum, and storage of 10-12 tonnes.

Solar: 17 kW photovoltaic array on south facing roof of agricultural building, installed in 2012 and produces electricity for the farmhouse.

Wind turbine: a Bergey 10K wind turbine on a 20 metre tall lowering monopole tower, installed in 2012. Together with the solar PV, on average 50% of electricity produced is exported to the National Grid.

Location

Ashgrove Farm lies between the hamlets of Bodenham Moor and The Vauld within the rural parish of Marden, in the north Herefordshire countryside. The nearby village of Bodenham offers a range of amenities including a primary school, public house, garage, post office and doctors surgery.
