Location - The land is situated on the south side of the A1079 Market Weighton Bypass at the south western extent of Hawling Road, approximately 1 mile to the south west of Market Weighton town centre.

Description - The property comprises a single block of arable land with internal hard surfaced track providing access to a valuable irrigation/fishing pond with the benefit of an irrigation licence and an adjoining mound of marl, the whole extending to approximately 96.66 acres or 39.12 hectares.

The Land - The land is classified as Grade 3 on the MAFF Provisional Agricultural Classification Map of England and Wales. General Information -

Basic Payment Scheme - The sellers have applied for the 2023 Basic Payment Scheme payment on the land. The buyer(s) will be required to indemnify the sellers against any breaches of cross compliance rules between the date of completion and 31 December 2023.

Contaminated Land - The sellers are not aware of any land having been filled with any contaminated matter referred to in the Environmental Protection Act 1990. The sellers do not give any guarantees in this respect and advise potential buyers to make such investigations which may be necessary to satisfy themselves that none of the land is so filled.
