Internally the house is beautifully presented and designed for thoroughly contemporary and open plan family living, yet is big enough also to have cosy and relaxing areas. The kitchen has silestone worktops, double sink and fitted appliances include Siemens combi / steam oven, pyrolytic oven, coffee machine, gas and induction hob, along with a AEG fridge and freezer. A central island unit has a breakfast bar, prep sink, pop up power unit, boiling water tap and a Siemens dishwasher. This area is again linked to the garden by three French doors. Beyond is an integral double garage.

The spiral stairs lead to a landing with an airing cupboard and hatch with attic ladder to useful floored roof space with velux roof lights, and which runs the full length of the main house. Bedrooms one and three have lovely views to the south, while bedroom two looks out to the garden. The family bathroom has a freestanding bath, shower cubicle, washbasin, WC and mood lighting. The principal bedroom also enjoys the views over open countryside with Juliet balustraded French windows, as well as an en suite dressing room and shower room with wardrobes, two circular washbasins, shower cubicle and WC.

The integral double garage has two automatic up and over doors, concrete floor, power, water and light. There is an attached wooden car port (4.95 m x 6.75 m) with power and light. The well specified office / studio has engineered wooden flooring, underfloor heating and folding sliding doors to the garden, and is currently used as an office. Location

Sanna House occupies a delightful position on the edge of Westmuir, with far reaching views over Strathmore to the Sidlaws. Westmuir is a small village just to the west of Kirriemuir with a local store / post office, hall and a park.

Kirriemuir is an attractive town only some 5 miles from the A90 dual carriageway, allowing easy access to both Aberdeen and the north and to Dundee and the south. It is well known as the birthplace of J M Barrie, author of Peter Pan, who gifted the nearby Camera Obscura to the town. The town lies at the foot of the Angus Glens which provide some of the best hill walking in eastern Scotland. There is skiing at Glenshee, and fishing is available on the North and South Esks, and at Lintrathen Loch.

The town provides local schooling, both primary at Northmuir and secondary at Webster’s High School, together with a good array of independent shops and a supermarket, plus leisure, business and community facilities. There is a further primary school at Airlie. Forfar, the county town, has a wide range of services including a new sports and leisure centre. Dundee provides all that is expected of a major city with two universities and renowned cultural facilities, including the V&A museum. Private schooling is available at Dundee High School with a dedicated bus service from Forfar. There is a railway station at Dundee with main line services, including a sleeper to London. Aberdeen and Edinburgh airports provide a range of domestic and international flights, and there is a service from Dundee to Heathrow. Journey times to Aberdeen have been much reduced by the Western Peripheral Route.

Attractions in the area include Loch of Kinnordy as well as the Camera Obscura, and nearby Peter Pan Park, other attractions in the area include Barrie’s Birthplace (National Trust for Scotland), Loch of Kinnordy Nature Reserve and Glamis Castle. In addition to golf courses at Kirriemuir and Forfar there are three courses at Alyth, while the championship courses at Carnoustie and Rosemount (Blairgowrie) are within easy driving distance. There are pleasant sandy beaches at Lunan Bay, St Cyrus and Montrose. Armstrongs at Roundyhill, the Strathmore Arms at Glamis and the Drovers Inn at Memus are well known local restaurants.

Directions

From Kirriemuir take the A926, signposted for Alyth. After a mile in Westmuir take the second turning on the left, just before the shop on to Low Road. Continue to the end of the road and turn left. Sanna House is the third house on the left.

From Blairgowrie take the A926 to Alyth, or if coming from the A94 at Meigle, take the B954 to Alyth. At the roundabout at Alyth take the A926 signposted Forfar and Kirriemuir. Proceed for 7.5 miles to Westmuir and turn right just after the shop and proceed as above.
