Property description & features

"We bought our Ratcliffe Court flat because, having looked at various rental properties in and around Bristol, Chimney Steps offered what we couldn't find for our daughter who was leaving home for the first time to work in a city several hours from the family home.
We needed a safe and desirable location within easy reach of a local train station (Temple Meads 3 minutes walk away) & with quick access to the city centre with its excellent array of shops, restaurants and the lovely harbour side(10 minutes walk away. Ratcliffe Court gave our daughter all of those things and more. Being situated on floor 2 facing the inner courtyard of the building, our flat, which was fully refurbished in 2018, offers a peaceful environment and will be an amazing home for any potential buyer."

The block is situated within the 'Bristol Temple Quarter Enterprise Zone' which is professed to be 'one of the largest urban regeneration projects in the UK'. Over recent years, many large businesses such as Bank of Ireland and Deloitte have moved into the nearby area along with the construction of many modern residential properties. In the next few years, regeneration of the Old Market area is set to give a further boost and help 'the city come of age'. However, even without this further development in the pipeline the immediate area is so central and well-connected; there is little need for a car. In walking distance is Cabot Circus and the shops of the City Centre. Also walkable to the south-west is Bristol's popular harbourside, and to the northwest is the bars and restaurants of Cheltenham Road and in turn, Kingsdown, Cotham and Clifton. For those looking to escape the city, the proximity of Bristol's main train station can only be a good thing and the M32 is very nearby in order to get to the countryside, London or the North. This area is also the beginning of the Bristol to Bath cycle path and with a large bike store, this development is ideal for keen cyclists.

A light and airy 1 bedroom apartment situated in Ratcliffe Court in Old Market. Upon entrance, you are greeted by the entrance hallway which has been laid to wood effect flooring. There are two storage cupboards in the hallway. The open plan living space includes a contemporary fitted kitchen and stylish tiling and integrated appliances. The double bedroom includes integrated wardrobes. Finally, the bathroom has been petulant tiled and accommodates a 3 piece suite with shower over bath. The development also has the benefits of a communal rooftop terrace and gym.

Please note, there are remedial works due to be completed on this development with no expense to the owners in the development.

Broadband availability and predicted speed: obtained from Ofcom on December 31, 2021

Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:

    Basic: Up to 30 Mbit/s
    Super-fast: Between 30 Mbit/s and 300 Mbit/s
    Ultra-fast: Over 300 Mbit/s

The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2

Mobile phone signal availability and predicted strength: obtained from Ofcom on December 31, 2021

Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services

Energy Performance data and Internal floor area: obtained on June 22, 2022 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.
