A recently updated and extended Grade II detached cottage with a secluded garden set in about 1.15 acres, believed to be designed by the architect George Devey

Description

Langton Park Lodge is one of the three former gatehouses for Ashurst Manor, with this particular lodge previously guarding Victoria Park. Built around the late nineteenth century, the property is believed to be designed by the Arts and Craft architect George Devey who was noted for his work on country houses and their estates. He focused on creating an artificial impression of a building’s age, by combining the styles and materials of different eras, which can be seen at Langton Park Lodge with a merge of traditional hung tiles, sandstone and oak cladding.

The accommodation is set over two floors, comprising an entrance porch, sitting room with a feature brick fireplace fitted with a woodburning stove, an open plan kitchen/family room, utility/boiler room, three bedrooms (one en suite), a study, and a family shower room.

The well-appointed kitchen is fitted with shaker-style cabinetry, solid oak worktops, a twin Belfast sink, and integrated appliances including a fridge freezer, dishwasher, oven, and hob. There is a separate boiler room offering plumbing for a washing machine.

The ground floor enjoys oak-engineered flooring with underfloor heating throughout, with carpeting to the first floor. Upstairs, the principal bedroom is of particular note, with characterful ceilings and an en suite bathroom, fitted with a freestanding bath below the window overlooking the grounds to the rear.

There are two further bedrooms, together with a study, ideal for today’s working-from-home needs. The family bathroom, fitted with a shower, wc, and sink basin with storage below, completes the accommodation.

The outside space extends to just over an acre, mainly laid to lawn, with a pond to the rear, and a small portion of woodland that can be accessed by a separate 5-bar gate. Planning permission has been granted to build a home office with a shower room with wc and sink basin (6900mm x 4200mm). The planning information can be found on Tunbridge Wells Borough Council planning portal Reference: 22/01078/FULL.

The electric gates open to the gravel driveway which offers parking for multiple vehicles, together with a twin garage, a woodstore to the side and a store for the oil tank.
