Hatcham Park Conservation Area, populated with rows of pretty, two storey Victorian terraced houses, lies within easy reach of main transport links (Zone 2), good schools and lots of park space.
Within this residential treasure trove is Ventnor Rd, where you'll find my client's home: She's a bay fronted, traditional three double bedroom mid terrace, nicely freshened up for the market.

Enter into the hallway, where we are greeted by the fresh decor and wooden flooring, stripped to a champagne tint, and we turn right into the main reception. Bay windows allow masses of light in from the South facing front aspect, complimented by the rear sash window, and the champagne flooring flows on. It would be a doddle to reinstate the dividing doors to create more versatile space for family use.

Meander down the hallway and we find a very useful ground floor cloakroom, space for boots and coats and the access to the cellar, which is huge, dry, and has an integrated store room/potential office.

Moving on, we reach the kitchen/diner. The side bay window, as well as providing lots of light, allows for extra dining space. The kitchen is well fitted, modern, and completes a very social/entertaining space.

Last up on the ground floor is the shower room, windowed so it's nice and bright, and a great bonus.

Access to the garden is off the kitchen, and it's a generous but manageable 40' or so. Potential for a side return wrap around is good too.

Scoot up to the first floor landing and the main bedroom is at the front, with twin sash's and on point steel grey decor.
Next up is bedroom two, a nice bright double with neutral carpeting and fresh whitewash.

Down to the rear landing is where we find the remodelled bathroom. Period style white sanitary ware and chrome over bath shower and chrome towel rail, nicely tiled too.

Finally, bedroom three at the rear and overlooking the garden and side aspects is a huge affair. what a lovely bright space this is.

So, what's around and about? Transport wise, New Cross Gate is your nearest mainline and Overground connection. One stop to London Bridge, and 15 mins to Canary Wharf.
There's a plethora of 24 hour buses down the New Cross Rd into town or the Elephant.
Food & drink can be had at The Corner cafe and The Old Library bar, The Rosemary (Hungarian organic,) and The Rose Inn (pizzas and roasts). And Smokey Jerk is popular.

Peckham has plenty to offer too, such as Peckham Bazaar, Kudu Grill, Ganapati, Artusi, Peckham Levels, Miss Tapas and Mr Bao.

Deptford Market Yard has a great vibe and its own theatre: The Albany.

Lots of green space locally: Eckington Gardens is on your doorstep, Telegraph Hill (Upper and Lower, with Saturday Farmers’ Market) and Fordham Parks are also nearby.

The Blackbird Bakery by QRP station does great coffee & pastries in the mornings, or at Ayres on nearby Nunhead Lane.
Up in Nunhead, FC Soper is a traditional wet fish shop, along with El Vermut and Mother Superior (tapas type stuff and a wine offie).

Hatcham (which feeds to the secondary based in Telegraph Hill), Edmund Waller and Kender, are your local Primaries, with Deptford Green, Aske's and Addy & Stanhope the notable Secondaries.

Broadband availability and predicted speed: obtained from Ofcom on January 7, 2022

Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:

    Basic: Up to 30 Mbit/s
    Super-fast: Between 30 Mbit/s and 300 Mbit/s
    Ultra-fast: Over 300 Mbit/s

The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2

Mobile phone signal availability and predicted strength

Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services

Energy Performance data and Internal floor area
