*Vendor's comments:* "I fell in love with the flat straight away when I first visited it 10 years ago as a single person. Its character, location, the size of the living/dining room and of the master bedroom, the amount of storage available throughout – which is very rare to find nowadays –and all the light coming into the flat made it feel like home. I needed a two-bedroom flat to be able to host my family visiting from mainland Europe, and the second bedroom was the perfect size for that as a double bed and a chest of drawers easily fit into it. I always had the project to convert it into a child’s bedroom, which my husband and I did four years ago just before our daughter was born.

Other recent updates include new double-glazed windows, a new top-to-ceiling wardrobe, and a new gas fireplace. Over the years, ceilings, walls, and doors have been redone and repainted, and taps replaced with more modern ones. The boiler was changed a few months after I moved in, has been serviced every year and has never had any problem. The flat is well insulated: it benefits from the heating of neighbouring properties in winter and it was very manageable during last year’s heat waves!

Since I moved in, I met my husband, got married, and had a child. The needs of a small family are different from those of a single person. We have been very happy living here and it will always be our little girl’s first home. We are now looking to move to Kent to be closer to my husband’s family. It will be a heartache to leave this great flat, but it is the way life goes.

Some of the flat's fantastic added bonuses are the local shops just around the corner (including banks, post office, convenience shops, coffee shops, Tesco, nail salons, barbers, dry cleaners, etc.), and the best restaurants of South End which are just five minutes walk away. We will greatly miss the proximity of all these services and not having to drive or take a bus to do regular errands.

The flat is very well connected to Central London as well as Gatwick Airport and the south coast. It is just a stone's throw away from South Croydon station, and you can walk to East Croydon station in just 15 minutes. This was a very important point for me when I bought it as I worked in the City at the time and needed easy train transport to London Bridge, which has been improved since. Buses on Brighton Road and St Peters Road take you easily to Croydon’s town centre (to where you can walk in 12-15 minutes), Purley Way (Ikea, B&Q, bowling alleys, etc.), and all around the Croydon borough area."

Broadband availability and predicted speed: obtained from Ofcom on May 5, 2022

Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:

    Basic: Up to 30 Mbit/s
    Super-fast: Between 30 Mbit/s and 300 Mbit/s
    Ultra-fast: Over 300 Mbit/s

The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2

Mobile phone signal availability and predicted strength: obtained from Ofcom on May 5, 2022

Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services

Energy Performance data and Internal floor area: obtained on April 24, 2023 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.
