Cartuther Barton is a fascinating farmhouse (& former manor house), with a self-contained annex, an interesting range of outbuildings with grounds of circa 3.35 acres

Description

Approached along a private tree lined driveway, the current Cartuther Barton house dates back to 1665-1680 incorporating elements recycled from the original manor house. Fine farm outbuildings were added during the 1840’s. The earliest written record of Cartuther in the Doomsday book records the importance and size of the estate in 1086. This elegant Grade II* listed property boasts an abundance of magnificent and unique 17th and 18th century features throughout, making it a magical family home of generous proportions. Full of period features this home has a wonderful kitchen breakfast room with large granite fireplace and stunning flagstone floor, useful utility room with feature old well (with viewing glass safety cover), an elegant 19’ drawing room with log burner, a paneled dining room, music room, study, w/c and wine cellar. There are four beautiful large bedrooms each with its own en suite, the principal bedroom is very special and has to be seen to be believed! The connecting small dressing room walls are fully paneled in bolection mouldings which are in-filled with rural landscapes. The attic space is vast, currently used for storage but presents opportunities for further accommodation as does the traditional range of stone outbuildings (subject to consent). An adjoining one bedroom cottage is beautifully appointed and is currently used as holiday accommodation.

Ground Floor - Leading from a beautiful brick paved courtyard, up a set of granite steps you enter Cartuther Barton through the rear door into a flag stone tiled lobby with doors off to the inner lobby on your right and to your left is the utility room. The utility room has a flag stone tiled floor with an original 30ft well, this is covered over with safety glass and is an amazing feature. There are sash windows to the rear and the side and a stainless one and a half bowl sink with drainer inset into a solid-wood worktop and timber base units. There is space for a washing machine, tumble drier and fridge freezer. A cupboard houses the Worcester boiler. Leading off the utility room the stunning spacious kitchen breakfast room has large original flag stone tiles and has views of the side garden from a tall sash window with pretty window seat and French doors to the front gardens. There is a spectacular granite fireplace with four centred arch, roll moulding and hollow chamfer inset with a 9kw multi fuel burning stove and brick hearth. The kitchen has granite worktops and is well appointed with an integrated fridge, Miele dishwasher, microwave and oven. There is a six- ring induction hob and stainless steel Blanco sink. A paneled door leads into the inner lobby where you’ll find the study on your left with a tall sash window to the front garden.
Leading off from the inner lobby there is a secondary staircase with under stair cupboard and a music room. The beautifully elegant music room has a window to the rear courtyard. A concealed door opens from the music room down granite steps into a wine cellar which has a frosted window to the courtyard.
Door to an elegant carpeted drawing room with high ceiling, picture rails and tall sash window with views to the front gardens and beautiful granite fireplace inset with new log burning stove. At the far end is a door into the main entrance hall. The front door with window light leads out on the front gardens from the spacious entrance hall where there are doors to the dining room, w/c and main staircase. The dining room is to the left of the front door and is of large proportions with a beautiful sash window to the front, high ceilings with picture rails and a stone fireplace with granite mantel inset with an electric log burner. The walls are paneled and incorporate a niche with four inner shelves and shell moulded canopy behind a round arch opening with shell motif above. The heavily moulded door has six panels of deep matching mould form. The main staircase is a fine example of late 17th century joinery at its best.

First Floor - The beautiful 17th century staircase is bright and airy with a window overlooking the rear courtyard, it rises to the first floor landing. Doors open to the four beautiful bedrooms and the cottage can be accessed from a locked door off the landing. The principal south facing bedroom is perhaps the most outstanding feature of this house. It has a sash window overlooking the front garden and has late 17th century fielded panels with bolection moulding similar to the dining room. There are chair rails and cornice formed of cyma corona ovolo and cavetto and ovolo sections. A bold and simple bolection moulded chimney piece is surmounted with a fielded possibly original oil on wood landscape painting. The fireplace has Delft tiles to the splays and an early grate. A door leads to a powder room which is the jewel in the house! The walls are fully paneled in bolection moulding to form fields which are in-filled with oil on wood rural landscapes and formal garden settings, truly beautiful. There is a door to an en-suite shower room. Two further stunning large carpeted bedrooms both with modern shower rooms lead off the landing with views over the front gardens. The fourth beautiful bedroom has windows to front and side and has en-suite bathroom. There is a cupboard off the landing that houses the mega flow water tank.
From the landing there is a door to the back staircase landing that rises up to the vast attic space. The attic is divided into five large rooms running the length of the main house providing opportunity to extend the living accommodation if required (STP).

The Self Contained Annex - The south-west wing of the main house forms a self contained cottage currently used as holiday accommodation. It has its own covered entrance from the courtyard which leads into the flag stone floor living / dining room. A large bright room with a stone fireplace inset with a wood burning stove and cloam oven. Steps lead to the well fitted kitchen with window to rear garden and steps up to a utility room with w/c and space for washing machine and tumble dryer. Stairs to the first floor with under stairs cupboard, large bedroom and bathroom with bath, shower, w.c and hand basin. Stairs rise to a connecting door that leads to the upper landing in the main house.

Outbuildings - Cartuther Barton has a large range of outbuilding with historical features. As you proceed along the tree lined driveway the house and the courtyard are to your left, there is an extensive parking area and to your right and in front of you are stone barns. Currently configured as workshops, garaging, tool sheds and storerooms, all have power.

The pretty courtyard is accessed under an ancient moulded granite arch gateway, brick paved and bordered by beautiful rose bushes and shrubs there is a wonderful dovecote and various intriguing outbuildings on your right. The outbuildings were originally an old bakery and washroom with an amazing ceramic wash pot and stone inglenook fireplace. There are the original slit windows and cobbled floors very much all in its original form. There is a piggery, now converted into a dog grooming room and a further room is now being used as a gym, with power and a w/c. This room also houses the pumps. At the end of the courtyard is the under cover access to the annex and the gardens.
