Stourton Mill House is a pretty and idyllically situated country house set in extensive gardens, grounds and paddocks that extend to just over 18 acres. Set on the edge of the village, the house has far reaching views over its garden and the surrounding farmland. Listed Grade II and dating from the mid 18th Century the property is built of local stone and was extensively renovated just over 10 years ago retaining many traditional features including panelled walls, window seats, exposed beams and open fireplaces together with modern kitchen, bathrooms, stone floors and under floor heating on the ground floor. The house is approached off the village lane, through an attractive pair of wrought iron gates, from where a short tarmacadamed drive leads to the front of the property.

The front door opens into a panelled reception hall with an impressive oak staircase that rises to the first floor. Off the hall is a cloakroom with separate WC and a door to the study. From the reception hall an arch leads through to a panelled inner passage off which is the drawing room with an attractive open fireplace with wood surround and double doors which open into the garden room, from where a door opens into the garden. Also off the inner passage is the dining room and a sitting room, both of which have open fireplaces. At the end of the passage is the fully fitted Kitchen/breakfast room with a 4 oven electric Aga, island unit and extensive built in units which includes 2 dishwashers. At the far end is a fireplace and French doors to the garden, created from a former church rood screen. In the corner a secondary staircase rises to the first floor landing. Off the kitchen are the domestic offices which comprise a butler’s pantry, walk in larder, a spacious utility room with further built in storage cupboards. From the kitchen, a glazed door leads through to the rear hall off which is the boiler room, shower room, and a WC.

From the reception hall stairs rise to the landing off which is the principal bedroom suite with dressing room and bathroom. There are 3 further bedrooms, 2 of which are en suite, a family shower room, linen cupboard and stairs to the kitchen. From the landing a staircase rises to another wide landing with extensive storage and 4 more bedrooms, a shower room and store room.

The Cottage
Brick built under a slate roof with a date stone of 1865, the front door opens into a utility area from where stairs rise to a sitting room with open fireplace, kitchen/diner, bathroom and 2 bedrooms.

The Mill House is set in just over 18 acres of gardens and grounds with the Mill Stream running along the south side and the River Stour on the north side. The property sits well within its grounds, in exceptionally pretty gardens with the Mill Stream running along one side and the Mill race running between the house and the garden. There are a number of bridges which cross the Mill Race and the Mill stream. To the south of the house is an area of orchard which leads into the pasture land which extends to approximately 17 acres and includes a timber field shelter. Within the garden is a hard tennis court.

Beneath The Cottage is a separate cloakroom, single garage with double wooden doors and a further double garage with sliding doors. To the other side of the courtyard is a timber clad barn providing useful storage and measuring 16.75m x 8.5m average. This building will benefit from some repair.

Stourton Mill House is situated on the edge of the pretty village of Stourton, located in the attractive rolling south Warwickshire countryside on the Warwickshire/Oxfordshire borders. The market towns of Shipston-on-Stour, Chipping Norton and Moreton-in-Marsh provide for most everyday needs, whilst Banbury, Oxford and Stratford- upon-Avon are all within easy reach and provide more extensive shopping, leisure and educational facilities.

    Basic: Up to 30 Mbit/s
    Super-fast: Between 30 Mbit/s and 300 Mbit/s

Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
