Nethercote Bridge Cottage is an exceptional Grade II Listed cottage in mint condition, tucked away in a quiet but easily accessible location within a short walk from the centre of Bourton-on-the-Water. The property is a 5-star rated by Visit England and is currently being utilised as a successful long-term rental, generating a yield of circa 5% per year.
The property has been the subject of extensive refurbishment while preserving all the original features and character to create a contemporary, traditional cottage with luxurious materials such as natural stone bathrooms, quartz worktops, design features and the glorious Riverview Annexe.
The cottage on the ground floor has an entrance porch with a cloakroom, a sitting room with a window seat, a fireplace with a log burning stove in situ and a separate dining room. The kitchen/breakfast room is completely remodelled to create a sense of space and luxury with an extensive range of top-of-the-line units and built-in appliances such as a Miele oven, a tall built-in Liebherr fridge and a separate under-counter Liebherr freezer.
On the first floor are two bedrooms, with the master having a large luxurious ensuite bathroom and some of the original lime-plastered walls.
A further bedroom and an additional luxurious bathroom exist on the second floor.
To the side of the property, the current owner has built the spectacular Riverview annexe offering two glorious ensuite bedrooms and an eye-catching high-pitched roof with exposed seasoned oak rafters. The River View annexe benefits from an independent wet underfloor heating system. The ensuites are dressed in natural stone and have design features, one is a bathroom, and the other is a shower room. The wet underfloor heating is practical and remotely operated. The magnificent location allows guests to sleep and relax while enjoying the views and sounds of the flowing water of the river Windrush.
Outside, the gardens surrounding the property are predominantly laid to lawn with stocked flower and shrub borders. To the house's rear is a table tennis area, a hot tub area and a patio area – perfect for enjoyment and al fresco dining. Tucked away behind the annexe there is a garden shed, ideal for additional storage.
The driveway provides ample parking for several cars.
The owner has commented as follows:
"The cottage is a renovated Grade II listed cottage in mint condition with a spectacular annexe magnificently located to indulge the senses, as one can enjoy the views and sounds of the Windrush River. I purchased the property to create something unique while keeping the existing features to enhance the outcome, and I have succeeded. Internally I've maintained the character by exposing and enhancing the original elm wood floors and staircase, the old beams, which were originally black, have been painted white to enhance the feeling of light, and the gorgeous inglenook fireplaces are now real features of both the lounge and the kitchen. However, what makes the property so unique is that I've added top-of-the-range, contemporary fixtures and fittings alongside these lovely traditional features. For instance, in the kitchen, I've installed high-end Italian white lacquered units with white quartz worktops; the large luxury main bathroom has natural stone tiling, a Duravit toilet, stunning Villeroy & Boch bathtub and Grohe taps; the second bathroom is of equal quality, and both feature under-floor heating – as does the kitchen – and the whole property has been decorated throughout using a range of elegant Farrow & Ball paints. I'd say that the old now blends beautifully with the new, and the attention to detail has been minute. The lighting is meticulously designed. It's a truly exceptional home, and I'm extremely proud."
"Bourton-on-the-Water is a delightful, pretty little village that boasts a fantastic array of shops and amenities within a short walk from the cottage," says the owner. "There are lots of places to visit in the local vicinity, including Birdland, the motor museum and a climbing centre, and of course, there's all this glorious countryside to explore."
Favourite Room: "The whole house is just beautiful, and each room has its unique charm, but if I had to pick a favourite, it would be the kitchen," says the owner. "It boasts lovely proportions, so there's room for both cooking and dining, and it's a very luxurious space that features all the modern conveniences one would expect in a house of this quality."
"The garden is another lovely property feature," says the owner. "It extends to around a quarter of an acre and completely envelops the house. It incorporates lawns with sculpted herbaceous borders dotted here, and there are a number of mature fruit and specimen trees, including apple, Acer, pine and magnolia. It's a beautiful space and very peaceful and private too."

The values shown against a property can be broken down as follows:
Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
