From The Seller - In November we will have lived here for 25 years. We love this house.
Having lived nearly all our lives in Croydon, we decided to move here to get more of a countryside feel whilst still being close to family and friends and also retaining the benefit of great transport links. We are 50 yards away from bus stops for buses that take you to Croydon and Banstead/Epsom and also 2 train stations within walking distance that can get you to London in 30-40 minutes. The M25 and M23 is within a 10 minute drive and Gatwick Airport is a 20 minute drive.
The area is perfect for those who want both countryside and all the amenities on their doorstep. Within a short distance is Banstead Woods with its lovely walks and beautiful bluebell displays as well as the very popular Mayfield Lavender farm. There are 4 or 5 pubs within walking distance and, at the top of the road, are 2 general grocery stops and newsagents, a Post Office, a fish and chip takeaway, a village hall and a park with tennis courts and cricket club. In addition the towns of Banstead and Coulsdon are within a 5 minute drive with a wider selections of shops including a Waitrose, M&S food store, Tesco local and Aldi supermarkets.
We are lucky to have great views over Chipstead Valley and really enjoy sitting on the decking with a cuppa in the morning, or maybe a glass of red in the early evening and admiring the views. We are also grateful to have fabulous neighbours who we will miss and who obviously love it here as they have both lived in their homes longer than us!
We have been so happy here over the last 25 years and I am sure that this will be another family's happy home.

OnTheMarket may have applied supplementary data to this property listing, including:
Broadband availability and predicted speed: obtained from Ofcom on January 17, 2022
Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:
Basic: Up to 30 Mbit/s
Super-fast: Between 30 Mbit/s and 300 Mbit/s
Ultra-fast: Over 300 Mbit/s
The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2
Mobile phone signal availability and predicted strength: obtained from Ofcom on January 17, 2022
Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:
Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
Energy Performance data and Internal floor area: obtained on June 15, 2023 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.
