Set between popular local pubs and cafés and Francis Road’s vibrant artisanal scene, you’ll discover this warm and welcoming two-bedroom home in a residential street lined with characterful Victorian terraced properties.

Inside, well-proportioned, sympathetically decorated rooms with high ceilings and elegant coving meet large windows fitted with wooden shutters to the front. Three internal doors have been recently replaced on the first floor, while the loft was fully boarded and insulated with a pull-down extendable step ladder in 2020. There is also Fibre broadband connection to the house (currently with Sky).

As you arrive, an attractive variegated brick exterior with a colonnaded bay window makes a pleasant first impression as you come to a black-painted panelled front door with complementing glazed panels and an embossed transom window above.

A lantern-style light illuminates your way as you enter the hallway, where the natural-toned laminate flooring underfloor continues throughout the ground floor.

On your right lies a cosy and sunny living room encompassed by a wide canted bay window with lower shutters, maximising both light and privacy. Although this lovely reception feels airy thanks to the high coved ceiling, the deep grey and pink tones to the feature floral wallpaper soften the mood and enrich the space.

Return to the hallway and continue into a spacious and bright dining kitchen that overlooks the garden via two windows and a glazed patio door. Meanwhile, light-grey paintwork, a red metro-tiled splashback with white grouting, and a chunky wooden worktop offset glossy cream cabinetry, including new handleless doors to the lower units.

At the same time, extra storage above the patio door cleverly links the units across two aspects, with even more tall pantry cabinets to a third. You’ll also find two integrated cupboards that extend beneath the stairs. Appliances include a brand-new Siemens oven, an eye-level microwave, a Bosch fully integrated slimline dishwasher (2022), and a Zanussi washing machine (2018). There’s also space for a freestanding fridge-freezer.

From the landing, cream carpets extend into both double bedrooms. In the primary front double, elegant wallpaper reflects the soft blue and green tones to the paintwork, while twin awning windows with fitted lower shutters draw in plenty of natural light.
The coving to the high ceiling continues along the landing into the second bedroom, where sunny pastel green and white shades harmonise with the leafy view from the rear double awning window. The current owner tells us this is a lovely spot to work from home while gazing out over the garden.

Up here, you’ll also discover a stylish monochromatic bathroom featuring black metro tiles with contrasting grouting while the colours reverse on the tiles underfoot. Beneath a frosted awning window and served by a chrome heated towel rail, an L-shaped bath with a gilt-edged glass screen shields a luxurious rainfall shower head and handheld attachment. A slim vanity basin unit and a modern close-coupled loo complete the suite.

Outside, timber fencing and mature neighbouring trees surround a long 49ft  south-southeast-facing garden with a flower border adjoining a paved path and a lawn re-laid in 2020. On the patio by the back door, you’ll find a brick-built outdoor storage room. We’re told that the light is perfect for morning coffees and al fresco breakfasts, with the sun filling the kitchen until around 3-4pm.

A NOTE FROM THE OWNERS

I have loved living in this house; the sense of community is real – I wish I could take my neighbours with me!’

IN THE NEIGHBOURHOOD

In the neighbourhood, the local lifestyle is varied and full. The wonderful village scene on Francis Road is just a few minutes' walk away with shops, bars and delis, including Marmelo Kitchen for coffee and fresh bread; Morny bakery for an amazing selection of sweet and savoury treats; Yardarm for lunch or dinner and a fantastic wine shop; Phlox bookstore; Edie Rose florist and Pause yoga studio. Several great pubs – the Red Lion, The Northcote, Leyton Technical, Heathcote & Star and The Fillybrook – as well as High Road Leytonstone's pubs and cafés, are all within a short wander.

With so much local transport, including plenty of bus routes stopping on nearby Grove Green Road, the house is extremely well connected. Leytonstone Tube and High Road Leytonstone Overground stations are both a 12-minute walk away, making it easy to get to Central London and Canary Wharf, as well as for trips to Camden, Hackney, Hampstead and Stratford, for retail therapy at Westfield and wide-open space in the Queen Elizabeth Park.

There are several local parks in the area, as well as good running routes through to Hackney Marshes, Wanstead Flats and Epping Forest. For local walks, head to Hollow Ponds or Walthamstow Marshes and Wetlands, both nearby. Also close by are several well-performing local schools, along with numerous nurseries.

Eeleven is a design-conscious estate agent for design-conscious people. We specialise in Victorian and Edwardian homes with contemporary interiors and traditional character in Leytonstone, Leyton, Forest Gate and Wanstead.  Our creative approach to marketing your home offers you an elevated alternative to the standard model of estate agency, from professional copywriting, to magazine-style photography and a personal love of period details and modern materials. The care and devotion that people display towards their Victorian or Edwardian homes is a complete inspiration to us, and is the reason why Eeleven exists.  We've had a longstanding love affair with these remarkable and versatile properties — from the architecture outside, to the detail within, and the versatility of the design — but it's the imagination of people who make one their project that really stirs our soul. Whether it's a painstaking restoration that pushes the original character front and centre; a creative modernisation that blends reclaimed materials with contemporary finishes; or a complete remodel that redefines the roles of rooms and entire layouts: Victorian and Edwardian homes have ridden the waves of changing design trends and evolving lifestyles while never going out of fashion! Our founder, Vince Laurella, started his estate agency career in Leytonstone in 1999. Since then he's helped thousands of people to realise the most from their Victorian and Edwardian properties: from the maisonettes off Francis Road and the terraces of the ladder in Forest Gate, to the broad tree-lined avenues of Upper Leytonstone and the prized collection of streets that go to make up Bushwood. And so, in 2016, he created Eeleven, a specialist estate agency for the very best period property in the neighbourhood, built on design-conscious marketing, deep local insight and a really good customer experience. Whether you are selling, letting or refurbishing a Victorian or Edwardian home in Leytonstone, Leyton, Forest Gate or Wanstead, we're here to help you achieve the best possible price through a unique, intelligent and thoughtful approach.
