An attractive traditional village house with a field

Description

Pitversie Bank is believed to have started out as a farmhouse and cottage. Over the years the properties were unified and the house was extended. Pitversie has an attractive façade with symmetrical windows set in sandstone beneath a slate roof and with a small pediment carved above the front door. To the rear the house is rendered and whitewashed and has lovely big picture windows capturing southerly light. The original front door is accessible directly from the roadside and leads into a hall with a study and dining room on either side. The dining room has been cleverly connected to the two best rooms in the house: a wonderfully large and bright sitting room with fireplace and the open plan kitchen which has lots of space for dining. On the ground floor there is also a shower room, utility room and small conservatory. Upstairs the main bedroom has an en suite bathroom (and fabulous views over the garden and field), and three further bedrooms share a shower room and WC along with the shower room on the ground floor.

Garden
The garden at Pitversie Bank is a particular feature of the property and has been nurtured over many years. A fabulous camellia sits at the front of the house and to the rear neat hedging encloses a lawn edged with herbaceous borders. A trellis arch leads to a parking area and garage at the rear of the house and then to a small orchard and the working area of the garden where there is also a greenhouse. A sheltered south facing terrace beside the kitchen is a lovely spot to eat out in the summer.

Land
A field of 1.8 acres stretches out behind Pitversie and is accessible directly from the orchard; this would be ideal for horses or hobby livestock.

Location

Pitversie Bank is situated on the main road into Abernethy as it nears its centre. The house has lovely views of the hills to the north and over its own field to the south. The house is only 800m from the village centre with its ancient round tower, a museum, the Cree’s Inn and a pretty parish church. Abernethy has an active community with tennis and bowling clubs as well as events in the town hall. Pitversie Bank is also well placed for schooling with a primary school in Abernethy and secondary schooling at Perth Academy, Perth High School and Bertha Park school. In terms of private schooling, Kilgraston, Strathallan and Craigclowan are all within 7 miles of Pitversie Bank, while The High School of Dundee, Glenalmond College, Morrisons Academy and Dollar Academy are all within 25 miles.

Perth (7 miles) has high street shops, professional and health services as well as a concert hall, theatre, art gallery, museum and cinema. The town’s leisure facilities include the Perth Climbing Centre, The Willowgate Activity Centre, Perth Leisure pool, and two sports centres. There are local golf courses at the North Inch, Craigie Hill and Murrayshall, while Gleneagles and St Andrews are both within 35 miles. There is National Hunt racing at Scone Palace, which also hosts The Scottish Game Fair.

For those who enjoy the outdoors, the rivers, hills and lochs of the Perthshire highlands and the Angus Glens are all within easy reach. The ski slopes of Glenshee are about 40 miles north. Meanwhile the fishing villages of the East Neuk of Fife, along with St Andrews (23 miles) are within easy reach to the south and east of Abernethy.

Perth train station has regular services to Edinburgh, Glasgow, Dundee, Aberdeen, Inverness and London. Edinburgh Airport is about 40 miles away and there are direct flights from Dundee Airport (24 miles) to London.

Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:

    Basic: Up to 30 Mbit/s
    Super-fast: Between 30 Mbit/s and 300 Mbit/s
    Ultra-fast: Over 300 Mbit/s

The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2

Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
