We have absolutely loved creating our equestrian dream at Spring Cottage. Designing the equestrian facilities to provide everything needed to keep our horses happy and healthy, whilst making our lives as easy as possible throughout the year – it certainly helps when those designing this type of complex are equestrians! We get to see some of the most incredible sunsets we’ve ever seen on a ridiculously regular basis – the uninterrupted view from the rear and side of the property allows for a real big-sky feel and we appreciate that every single time. Obviously, as serious hobby equestrians, the vast majority of our time is spent in the barn with our horses, but we also have a beautiful house which provides us with lots of little luxuries and comforts when we finally do go in and relax. It’s going to be very hard to leave... we feel spoilt living here!!

History & Background

This pretty period Essex cottage, with Dutch gabled roof, has all the charm, character, warmth and cosiness you would expect from a property of its age.  The double storey extension and conservatory, which was added almost twenty years ago, has created a more modern feel. There are large reception rooms which are bright and airy and have a good flow around a hand-crafted fitted kitchen, underfloor heating to the tiled floored areas and upgrades throughout. Oak internal doors with wrought iron furnishings and wrought iron window dressings give the classic country cottage look. Over the last six years the current vendor has added ten acres of adjoining land and has designed and built an amazing stylish equestrian facility to professional standard.

Setting And Location

Almost equidistant from Thorpe-Le-Soken and Frinton-On-Sea the property is set on the village edge of Kirby-Le-Soken, backing on to farmland with far reaching views. The village has a couple of pubs which are in walking distance and a well-stocked village store and Post Office. Frinton-On-Sea is the closest town and has a busy high street with a variety of shops and eateries as well as the necessary doctors’ surgeries and dentist etc. A great area for the sporting of us with riding on the beaches nearby, the prestigious Golf Club and Tennis Club at Frinton, sailing club and marina at Walton-On-The-Naze.  For schooling there are two primary academies nearby, both currently rated by Ofsted as good and for 11–18-year-olds there is the Tendring Technology College in Frinton, for public education there is the Royal Grammar in Colchester where you will also find the main campus for the University of Essex. An easy commute to the A120 which takes you west to the A12 and beyond, there are three local train stations between 1.4 and 3.2 miles away, all going to Colchester and London – London in around 1 hour and 15 minutes. Manningtree station is 12.7 miles for trains to Norwich, London and Cambridge. The historic seaport of Harwich is 10.6 miles and the ferry terminal is 12.7 miles away with regular crossings to the Hook Of Holland. The recently recognised oldest recorded City of Colchester lays to the east and is 16.3 Miles. There is a regular bus service in the village.

Ground Floor Accommodation

The entrance hall sits to the side of the cottage and leads you both to the front of the property and to the rear, it has a tiled floor with under floor heating which continues to the WC, the kitchen and the conservatory. At the front of the property is the oldest portion of the cottage, the light filled sitting room has exposed Oak beams on the walls and ceiling. The red brick hearth has an Oak beam above and houses a large cast iron multi fuel stove, this would definitely be the room for the wintertime. Next to the sitting room along the entrance hall is a WC fitted in a heritage style suite, has wood panelling halfway up the walls. In the middle of the cottage is a further sitting room, the features in here are the remote-control gas flame fire which gives instant heat and flames, the fitted bookcases and cupboards and hard-wearing engineered Oak floorboards. Glass double doors from the hall and another set lead you into the dining room and ensure this is a very bright room. The dining room is of good proportion and again nicely bright, currently used as a pool room it could also house a home cinema for example. Double glass doors lead you into the huge and stylish conservatory, tiled flooring, again with underfloor heating and air conditioning units, and two double doors to the garden. Continuing with the flow the kitchen is through another set of glazed double doors, the quality handmade kitchen has a selection of cupboards, drawers, dresser unit, an island with hand sink, breakfast bar and black granite top. Also fitted within the cupboard are a tall fridge and a freezer, oven, warming oven and microwave and an induction hob and dishwasher. The electrical goods are quality and are all Miele other than the AEG freezer.

 

First Floor Accommodation

From the front sitting room, the stairs lead us to the upper landing where all five bedrooms, two bathrooms and shower room can be found. All the bedrooms are a good size and have nice views. The first bathroom has a heritage style suite with bath, sink and toilet, a cupboard with the gas boiler and pressurised hot water tank and other fitted storage and heated towel rail and has wood panelling.  The shower room, further along the hall, has smartly tiled walls and has a modern suite and a corner shower with a heated towel rail. The two bedrooms at the rear have great views to the stables and paddocks, with fitted wardrobes to both and an ensuite to one.

Garden And Grounds

The property is accessed via electric double wrought iron tall gates set back from the road, the gravel drive swings to the right where there is ample parking for several cars. A brick paved path takes you past the former single garage, now a workshop, to the front door. There are several enclosed gardens around the property either enclosed by walls or metal “Park” style fencing. The main section of the garden is laid to lawn and has established borders with mature shrubs, there is a timber summer house, shed and heated dog kennel. At the end of the garden the Park fencing and metal gate marks the start of the equestrian facilities. Tarmac paths edged with granite, lead to different areas of the yard, social spaces with table and chairs and a lounge area. The American barn is part rendered and part composite cladding. It houses six large internal Monarch stables, all with automated waters and bonded rubber flooring. Three have windows to the rear of the barn and the others have a view to the front. There’s also a hot water wash down area with fitted solarium and a secure tack room with secure roof, a security door, alarm and separate feed room with a security door. Across from the American barn is a row of quality timber stables which have been converted into two large foaling stables with storeroom, all with electric, based on a concrete floor with rubber matting throughout. A separate triple bay cart lodge/open barn is situated parallel to the timber stable block.  Beyond the American barn is a Claydon five horse walker with rubber matting on the floor, next to this is the ménage with 14 LED floodlights, with Martin Collins Clopf surface. The Manège is built above the ground and has excellent drainage into a purpose-dug land drain. From the electric gates the gravel driveway continues to the rear of the property to the stable yard where there is a large area allowing further parking for cars and horseboxes. The acreage is currently more or less divided half into paddocks and half as a hayfield which yields an average of 40 large round bales per year. The grazing paddocks are all connected to water.
