We have been so fortunate to have lived in the Oast House for 22 years. It’s a beautiful location hidden from Church Street down a private drive within the grounds of Bocking Hall with the advantage of the countryside at your back door but with every convenience within reach. We have been involved with the Bocking Mayday Fayre for over 20 years it is the highlight of the year for the village attracting many visitors. It will be a sad day for us to leave our lovely home but like so many it’s time to downsize & let someone else enjoy our beautiful home.

History & Background

The House originally belonged to the neighbouring Bocking Hall and dates back to the 1500’s, it was willed to the Christ Church Canterbury by the nobleman Aetheric after his death in 995 AD.  The Hall was inhabited by Monks who grew hops in the surrounding fields and built the Oast house during their residence to dry the hops as part of the brewing process. The Monks also farmed Carp in the pond behind the property. The current vendors bought the unconverted Oast House 22 years ago. The construction is timber framed set on a red brick foundation wall, the exterior of the property is mostly painted weatherboard but also has beautiful red brick exposed under a tiled roof. They vendors worked with heritage builders, English Heritage and Master craftsmen to create a beautiful family home retaining an abundance of original features including oak framed windows and doors with wrought iron furnishing.

Setting And location

The access to the property is via the gated driveway of Bocking Hall which runs to the rear of St Marys Church in the centre of the village.  As you continue along the drive it branches off into a private driveway which is surrounded by a red brick wall with dog tooth detail. The garden surrounds the house and backs onto open countryside. Bocking has an active community and is served with a village store, primary schools, two nurseries, a salon, takeaway and United Services club.  Further education is at the Taber school and the Braintree College and universities in the nearby cities of Colchester and Chelmsford.  Private schooling is available at St Margarets in Gosfield for 2-11years of age and Felsted School 4-18 years of age which is just 15 minutes’ drive away. The Village of Bocking lies just north of Braintree, a busy market town with a twice weekly market and provides most retail necessities, the nearby Braintree Village Shopping Centre has designer shops and a retail park adjoining it along with a sport centre, cinema and swimming pool. Bocking village is between the two cities of Chelmsford 13.8 miles and Colchester 18.5 miles, both providing leisure and cultural opportunities. Located in a good position for commuting with Stansted Airport is 16.5 miles, the A120 is about 2 miles, the M11 is 18.9 miles.  Train services are found in Braintree 2.1 miles, Kelvedon 8.4 miles and the Stansted express 20.6 miles.

Ground Floor Accommodation

As you enter through the oak front door into a tiled hallway where two of the double bedrooms are located, one has built in wardrobes, and both have exposed beams and views to the rear garden.  The bathroom has a tiled floor and shower surround with exposed beams and exposed red brick wall.  The suite is modern with toilet, vanity sink and unit with illuminating mirror, stylish bath with shower above with stainless steel fittings. To the right of the entrance hall, we find the kitchen, with tiled underfloor heating ample space for a table and chairs, the central island has an oak work top, deep pan drawers and wicker baskets, an induction hob with suspended extractor fan above with recessed spotlights.  The rest of the kitchen comprises of a range of base and wall units with a butler sink overlooking the driveway, built in tall fridge, self-cleaning convection oven and microwave ovens and dishwasher.  The utility room sits to the side of the kitchen with the same style of units and floor as the kitchen, oak worktops, space for laundry machine and a built-in tall freezer, stainless steel sink and a large pantry.  At the rear of the property is the garden room with red brick walls and vaulted ceiling, oak flooring with underfloor heating, oak windows, and French doors to the garden.

First Floor Accommodation

The stairs up to the first floor are found in the hallway and leads us to a large sitting room with exposed timbers including an impressive central cross post, a multi fuel stove set within a red brick hearth and oak mantel piece, vaulted ceiling, and great views to the front and rear garden through the tall oak framed windows.  Up in the vaulted ceiling is a leaded window between the sitting room and the adjoining principal bedroom which is accessed up a few steps, a large room and has all the charming features you would expect of such a building.  It’s here we can see the shape of the former Oast house chimney in shape of the timber frame, views to the front and rear garden through tall oak framed windows, a shower room with vanity sink and illuminating mirror and heated towel rail.  Between the principal bedroom and the sitting room is a W/C wit toilet and handbasin.  It’s worth noting that all the windows on the first floor have wrought iron rails for the sake of safety.

The Gardens & Grounds

At the front of the property there is a large shingle driveway with space for several cars and a timber double bay cart lodge.  The gardens are mainly set to lawn with established borders and specimen trees, several seating areas around the property ensure there’s always a place to sit in the sun as it moves through the garden.  The former Carp Pond is a stunning feature, with foot bridge taking you over to the far side to enjoy the view of the house, a stylish painted iron railing fence offers safety in the gardens on both sides of the garden room where a block paved path leads into a large patio area and then leads on to another seating area tucked away in the corner.
