Our vendor is a writer and author and felt compelled to add a few of his own words:A unique opportunity to own a half of one of the ugliest buildings in Bath. Like the soul of the owner, 17 Southcot Place is ugly on the outside, and I mean ugly, but inside it is beautiful, calm and thoughtful. Well not an entirely accurate analogy then. Nonetheless this block of two shared freehold flats is surprising in a number of ways. Firstly, it's ground floor with two bedrooms, (both with a fine view of a wall) a garden and attached garage, (yes, a garage) and within a quick and easy walking distance of the railway station and the city centre at an affordable price and, and, and, in a quiet square of classic Georgian houses, with a huge, two-hundred-year-old tree at its centre. This nuclear bunker-inspired design owes much to the influence of the architect Le Corbusier who led the revolution in the aptly named, brutalist design. I say influenced as clearly the designer of this building did not have the eye for proportion nor the courage to shock of the master. They didn't call Corbusier Concrete Corb for nothing, in fact they didn't call him that at all I just made it up. Again, rather like the owner, some might say the flat needs a little updating although the kitchen sink does have a state-of-the-art mixer tap, but again to pursue the analogy, some looks are timeless. Parking at the property is either in the garage, in front of it, on the square with daily parking permits or registering a reg number with the council for zone 2 parking. Friends, and you'll have plenty of them when they find out how close to the centre of Bath you live, can park in front of the garage or use a permit which costs £1 per day.
To the rear of the property, accessed by French windows, is a terrace (patio, but I hate that word) with numerous pots and features (whatever they are) where outdoor dining can be enjoyed in the evening sun. There is a usable garden elevated some four meters above the terrace which is accessed up some concrete stairs. It also enjoys afternoon and evening sunshine. Although neglected for some time it has recently been cleared and lies awaiting the attention of someone determined to get their video on Gardener's World and for Monty to call them by their first name.Parking for viewing is to pull onto the tarmac area in front of the building and then up to the two garages in front of you.To summarise. Although a charming two bed, freehold property it is probably fair to say that its location in a peaceful square so close to the city centre and railway station will be significant features in attracting a buyer.
Location
Widcombe is a highly desired village to the south of the city famed for its parade of independent shops. The parade provides hairdressers, supermarket, coffee shop, AGA shop, newsagent off licence, renowned café/deli, butchers, vets, gift shop, burger bar, dentist, surgery, Chinese restaurant, massage spa, florist and three acclaimed public houses. A contributing factor to the villages popularity is its proximity to the city itself and with Bath Spa station just a 5 minute walk away. A short walk up Widcombe Hill and you find yourself on the Bath Skyline walk and its city views. Likewise nearby Alexandra Park provides what some claim to be the best views of the city. Nearby you will also find access to the River Avon and Kennet & Avon canal.
