SITUATION
Low Cotland is situated on the edge of Scotland’s National Booktown, Wigtown, overlooking open countryside. Wigtown is a very popular town, especially between the end of September and beginning of October, when it hosts its famous annual book festival. The town becomes a hub of activity as people come to listen to speakers, visit the many book shops, eat in the cafés and pop-up food establishments, and wander through the ‘Kist’ with stalls displaying work made by local artists and craftspeople. Wigtown has a primary school, church, post office, supermarket, a number smaller shops and cafés and a Distillery in nearby Bladnoch.
Newton Stewart, approximately 7 miles from Low Cotland, is known as the Gateway to the Galloway Hills, it has a number of primary schools, the Douglas Ewart High School, a museum, leisure centre, three supermarkets, two banks and a post office which offers all postal and banking services, a cinema, and a wide range of shops, offices, businesses, hotels and restaurants. The area is well known for outdoor pursuits and sports. Kirroughtree Visitor Centre is situated approximately 10 miles from Low Cotland and is part of the Seven Stanes range of mountain biking trails. Fishing, shooting, golf and equestrian facilities are all readily available throughout the area. In addition Newton Stewart has an excellent rugby team and club, which sits adjacent to Low Cotland.

DESCRIPTION
Low Cotland is a delightful smallholding of 6.56 acres, for which plans have been passed for a new stable block and a 20m x 40m arena. The welcoming house has recently been reconfigured to offer four bedrooms. A wonderful open plan kitchen with chic navy units and an electric Cooke & Lewis hob, integrated Beko microwave, double oven and grill, leads to the dining room which has a multifuel stove for colder nights. The sitting room provides more formal entertaining space, and both it and the dining room feature bay windows which frame the views. The third and fourth bedrooms and a family bathroom with freestanding bath complete the ground floor accommodation. On the first floor, a new master bedroom with en-suite shower room has been formed, along with the second bedroom. New windows have been fitted throughout, along with new radiators. The solar roof panels have had new piping and pump fitted.

Outside, a utility room adjoins the garage. There is a greenhouse and covered walkway, which reflects the property’s former use as a garden centre. The former garden shop was built as stables, and the current owner has brought these back into equestrian use.

Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:

    Basic: Up to 30 Mbit/s
    Super-fast: Between 30 Mbit/s and 300 Mbit/s
    Ultra-fast: Over 300 Mbit/s

The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2

Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services

Energy Performance data and Internal floor area: obtained on May 9, 2023 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.
