Cocklicks Farm is an attractive, ringfenced (with exception of one field) stock rearing and arable farm. Cocklicks Farmhouse is a substantial two storey, stone and slate dwelling house which sits to the east of the farm buildings. There is a stone and slate porch to the front of the house which opens into the main hallway providing access to the ground floor accommodation.
To the back and attached to the farmhouse are stone and slate outbuildings currently used for general storage and housing for the biomass boiler and woodchip.
There is a garden area to the front of the farmhouse that is enclosed with hedges and trees.

The farm buildings at Cocklicks Farm comprise a useful range of traditional and modern sheds.

In total the land extends to 256 acres and comprises 213 acres of arable and 36 acres of woodland. All of the farmland is classified as Class 3(2) by the James Hutton Institute for Soil Research with the exception of three parcels of 4(2) and a band of 6(2) within the woodland. The land is very gently undulating and lies between 26 metres at its lowest point near the public road and 59 metres above sea level at its highest point on the northern boundary. The soil is brown soils. There is a useful hardcore track running from the farmyard providing access to the majority of fields. Field 17 to the south is accessed via the public road.

Location

Cocklicks Farm is located 6 miles west of Annan within Dumfries and Galloway in the southwest of Scotland. It is situated a short distance from the Solway Coast, an area designated as a Natural Scenic Area, and the Caerlaverock National Nature Reserve. Annan, one of the larger towns in the region, has a wide range of local facilities including shops, supermarkets, leisure and professional services as well as nursery, primary and secondary schooling. The farm is within an accessible location: the A75 is in close proximity to the farm, linking Stranraer to the west with the M74 / M6, while in Annan there is a train station providing regular services to Dumfries and Carlisle. Dumfries, 12 miles to the west, is the region’s largest town with a broader range of facilities including a hospital and university campus.
Glasgow and Edinburgh International Airports are 84 and 85 miles to the north respectively both offering a wide range of domestic, European and international flights.
Dumfriesshire is a genuinely rural area of Scotland well known for dairy and livestock farming, as well as unspoilt countryside and the backdrop of the Solway Coast. The rolling landscape, extensive woodland and unspoilt coastline provide many opportunities for outdoor pursuits. Country sports in the area include fishing on the nearby Rivers Annan and Nith, as well as pheasant and partridge shooting on surrounding estates. The quiet country roads are popular with walkers and cyclists, and there is golf on local courses at Powfoot and Dumfries. There are livestock markets at Castle Douglas, Dumfries, Lockerbie and Carlisle.
