Description
Tickers is the quintessential coastal cottage, with the perfect blend of style and charm, a genuine coastal view , a brilliant central position within the village and front and rear gardens.
The cottage is a handsome Victorian home, of brick and plenty of flint, with large sash windows. The advantage of this period of cottage is not only that they were built very well but they provide a size of room and ceiling heights that the earlier cottages sometimes miss.
Having undergone an extensive renovation programme in 2022, Tickers is now a stylish and practical space within the charming period building. The ground floor has an open plan feel, with the dining area and sitting area divided by a central double sided woodburner, with large opening through to a spacious and bespoke kitchen. French doors from both the kitchen and the dining room lead directly to the rear gardens.
An entrance/staircase hall, from the front of the house, leads up to the three bedrooms, two of which are double, all served by the modern bathroom. The rear bedroom enjoys exceptional views over the Cley marshes. There is excellent cabinetry throughout to provide useful storage, and underfloor heating to the entire ground floor and first floor bathroom.
Outside
Tickers is in an excellent central position within the village, yet has the luxury of front and rear gardens. A pedestrian gate from a parking area leads into the rear garden of the cottage, and enclosed space with paved terrace for outside dining and entertaining, with a stretch of artificial grass with herbaceous beds either side. To the front of the house is a further enclosed garden, paved, with brick weave path to a pedestrian gate that gives direct access to the pubs, galleries and delicatessens close by. The house is also within easy reach of the network of coastal paths that meander along the coastline.
Location
Cley-next-the-Sea is one of the most sought after flint villages lying along the North Norfolk Coast in an Area of Outstanding Natural Beauty. The village, an old 18th century port, has independent shopping with a smokehouse, delicatessen, bookshop and art gallery. The George public house, is within a few doors of the cottage, as is The Harnser, a café and bistro, with the ‘Three Swallows’ public house on the other side of the village. The immediate and surrounding area is deservedly popular with sailing enthusiasts and ornithologists, with good sailing out of Blakeney Quay and Morston, and with the Norfolk Naturalists Bird Reserve on the edge of the village. There are regular seal trips from both Morston and Blakeney.
The picturesque market town of Holt is 4.5 miles to the south, and is renowned for its boutique shopping, Byford’s delicatessen, good restaurants and pubs and further specialist and everyday shopping. There are also banking and transport facilities within the town.

Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:
Basic: Up to 30 Mbit/s
Super-fast: Between 30 Mbit/s and 300 Mbit/s
Ultra-fast: Over 300 Mbit/s
The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2
Mobile phone signal availability and predicted strength: obtained from Ofcom on May 5, 2023
Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:
Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
Energy Performance data and Internal floor area: obtained on May 2, 2023 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.
