Sevington is on the periphery of Ashford, accessed from the A2070 by Sevington Church, from Mersham village via Cheesemans Green Road, and via Kingsnorth. There is convenient access to the M20 motorway and within a 5-10 minute drive is the International Train Station- providing services to London in circa 37 minutes.
Footpaths lead from the plot through the neighbouring farmland and towards the village of Mersham, where there is a popular Primary School, Sports Club and two Pubs.
Ashford town itself is well served by excellent schooling options, with a range of highly regarded state and private schools, all within a short drive.

Planning permission was granted on the 8th June 2023 for the ‘erection of replacement dwelling, with detached garage and associated parking and access’. Full details can be found on Ashford Borough Councils Planning Portal under case reference PA/2023/0727.

We have been advised from the seller that -

• A new post and rail fence will be erected by point of completion which will extend from Cheesemans Green Road up and around to the 2m high brick wall, which is to be built, as per the agreed drawings on the planning portal. .
• Pre-commencement condition No. 3, relating to a ‘District Level Licence for Great Crested Newts’ and Pre-commencement condition No. 7, relating to a ‘ecological enhancement plan’ have now been discharged - Reference OTH/2023/1438
• The existing building on site has now been demolished and spoil cleared, the slab foundation will remain.

Services:
Water – Fresh water is currently on-site but is fed from the main house supply. At the buyers expense, a new water supply will need to be connected from the road.
Electricity – An existing independent and metered electricity supply is available on the plot.
Drainage – It is planned that the new dwelling will connect into a brand-new sewage treatment plant to be shared with the existing house. Cost for installation shall be apportioned equally and the location of the plant is to be agreed mutually. Alternatively, the new owners can arrange their own standalone sewage treatment plant.
