Description

2 Auld Burn Road is the east half of a pair of semi-detached houses built in the 1930s. It is constructed of harled brick under a pitched slate roof.

The present owners bought the house in 2018 and have carried out a full refurbishment since that time. They added bedroom accommodation into the attic and built a new sun room with glazed end wall onto the side of the house. All the windows were replaced and the house was fully redecorated. A new electrical wiring system was installed with new LED lighting as well as a new heating system, boiler, hot water tank and radiators.

The property now offers excellent accommodation with good outside space including a garden and a yard with space to park three cars.

The accommodation comprises:

Tiled entrance. Hall with laminate floor. Coat cupboard and WC off. Stairs to first floor.

Dining room with recessed shelves. Sitting room with Victorian cast iron fireplace with tiled inset. Open plan to sun room with shale floor, two Velux windows and glazed patio doors.

Kitchen with shale floor, wooden floor and wall cupboards including "Lazy Susan" corner units, double Belfast sink, new Rangemaster cooker with gas hob and electric oven, new Bosch integrated dishwasher and new integrated fridge freezer, folding table. Utility room with fitted units, sink and Bosch washing machine, Ideal Logic gas boiler.

First Floor
L shaped landing with tiled bathroom off with bath, separate shower, WC, washbasin and heated towel rail. Three bedrooms, two with walk-in closets.

Second Floor
Landing with under eaves store containing hot water cylinder. Principal bedroom with coombed ceilings, east facing window and Velux window. En suite, tiled bathroom with bath with shower, washbasin, WC and heated towel rail.

Outside

2 Auld Burn Road has excellent outside space which is divided between a gravelled yard and a front garden. The roof has new slate tiles.

The front garden is down to lawn with shrub beds and a low wall around. The yard has a wide entrance off the street and space to park three cars. There is a wooden garden shed in the corner. The yard continues around the south of the house where there is a drying area with poles for a washing line outside the sun room. This area is given privacy by a high wooden fence.

Location

2 Auld Burn Road is on a corner set back from Kinnessburn Road which is a wide, mainly single sided, residential street which runs alongside the Kinness Burn just outside the centre of St Andrews. A footbridge over the burn leads up to Queens Terrace and Queens Gardens which connect to South Street in the heart of St Andrews which is only 500 metres away.

The harbour and East Sands Beach are just beyond the historic ruins of St Andrews Cathedral at the end of South Street. The more famous West Sands beach is to the north of the town.

St Andrews is renowned worldwide as the 'Home of Golf’. There are now seven golf courses under the management of the St Andrews Links Trust, including the world famous Old Course which was host the 150th Open Championship in 2022. There are many other golf courses nearby including two courses at Fairmont St Andrews Bay, The Duke’s Course and Kingsbarns.

St Andrews is very well known for its university which is one of the oldest in Britain, founded in 1413. The historic town has an excellent range of independent stores, hotels, restaurants and cultural facilities which include a cinema and the Byre Theatre.

Leuchars railway station (5.5 miles) is on the main Aberdeen to London line and provides a fast link to Edinburgh and a sleeper service to London. Dundee Airport offers flights to London while Edinburgh Airport is only 50 miles away.

    Super-fast: Between 30 Mbit/s and 300 Mbit/s

Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services

Energy Performance data and Internal floor area: obtained on November 7, 2017 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.
