This double fronted property dates back to circa 1860 and has accommodation arranged over 3 floors, comprising living room, sitting room/study, kitchen/dining room, laundry room, ground floor WC and rear porch.
On the first floor are 4 bedrooms and a 4 piece family bathroom and on the second floor are 2 additional bedrooms, one having the benefit of an en-suite shower room and good eaves storage.
Outside, there is a low maintenance frontage, whilst the rear is really tucked away and is quite unexpected for a central village property. There is a 5 bar gate which leads to a stone chipped driveway which the current vendors have parked 5 cars. There is also a timber garage, workshop and store in this area. A pedestrian gate from the drive leads to the enclosed rear garden which has a mix of lawn, deck and other seating areas to follow the sun. There is also a shed which formerly housed chickens as well as another timber store/workshop.
All the above along with the character features such as ornate fireplaces, wooden floors, sash windows picture and dado rails, original stove in the kitchen really do make this home something special.
Braunton is reputedly the largest village in England and offers a wide range of amenities including local shops, supermarkets, community centre, medical centre, primary and secondary schools, churches and a range of popular pubs and restaurants. The renowned Tarka trail can be accessed from the village and this follows the Taw and Torridge estuaries. Close by is the UNESCO Biosphere Reserve of Braunton Burrows, the largest sand dune system in the UK as are the glorious sandy beaches of Saunton Sands, Croyde, Woolacombe and Putsborough Bays. North Devon has become the 12th location to be selected as a World Surfing Reserve. Saunton Golf Club is near by and with its renowned championship East and West Courses - links golf at its finest – it is a test for even the most experienced golfer.
Coming into Braunton on the A361, at the Velator Roundabout, take the first exit onto Velator Way. At the next roundabout turn right, heading towards Tesco and then take the first right again into South Street. Follow this road up, passing the turning into Barton Lane and then take the lane on the left, just before the first thatched cottage. Follow this lane around to the right and continue across the stone chipped drive and in front of you will be a timber garage and workshop with a 5 bar gate on the right. Park inside the gate and a member of staff from Webbers will meet you here to show you around.

Broadband availability and predicted speed: obtained from Ofcom on March 2, 2022
Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:
Basic: Up to 30 Mbit/s
Super-fast: Between 30 Mbit/s and 300 Mbit/s
Ultra-fast: Over 300 Mbit/s
The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2
Mobile phone signal availability and predicted strength: obtained from Ofcom on March 2, 2022
Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:
Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
Energy Performance data and Internal floor area: obtained on August 16, 2023 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.
