Description - An enchanting parcel of land the vendor refers to as a very private, mystical woodland intersected by a babbling brook offering diverse ecological appeal in a peaceful and tranquil locality, The woodland is divided into various ecological niches, with two main sections of planted Sitka spruce, providing potential for income and adding to the investment appeal, in all we understand this area to be approximately 3 hectares/ 7acres.
The oldest part of the woodland we are advised, comprises Oaks and Holly, aged over 50 years. The lower more extensive secondary canopy is mainly of typically oak (broadleaf) woodland species including nut-bearing Hazel, Rowan, Ash, Beech, Willow, Birch. All of which promote a rich and diverse undergrowth of mosses, lichen and fungi. There are a number of grassy glades hidden withing the the rich enchanted wood, which also has the small river Hirfain running adjacent to it and from which the wood gets its name.
The Sitka spruce we are informed was planted around 20 years ago and the oldest was planted 25 years ago. The remainder of the woodland is naturally regenerating and has animal walkways leading to glades and is intersected by streams throughout. There is a wide variety of wildlife within the woodland, which is a wonder to all visitors on entering this tranquil enchanted wonderland.
Please Note - It is the vendors' wishes that the land be retained as sanctuary for the wildlife.

Directions - The property is best approached from Aberystwyth by taking the A485 Tregaron road, continue to the village of Bronant, after passing through take the second right hand turning, just on leaving the village sign posted Bontnewydd, continue along this lane for approximately one mile, just after passing a sign for Coedcan erw on your right, take the next lefthand turning with a sign post for Mynydd Brith at the entrance, continue this lane, not turning off until you come to intersection and the woodland can be found diagonally directly on your right hand side with a green dumpy bag of stone on the corner.
