Living Room 13'4" x 12'10" (4.06m x 3.9m)
The living room takes up the full front and width of the house on the ground floor. This is a large room with a feature chimney-breast, wooden flooring, a large front-facing window flooding the room with natural light and beautiful high-ceilings too.
Kitchen 13'5" x 7'9" (4.1m x 2.36m)
To the rear of the cottage there is a modern (but in-keeping) shaker style kitchen finished in a tasteful light grey. The kitchen offers good storage and countertop space and there is a 'through-by-light' window at the rear of the house providing good natural light.
Landing/ Potential Office Space 8'2" x 5'6" (2.5m x 1.68m)
On the first floor there is a very large landing space which previous occupants have used as an open wardrobe/ storage space. We believe that this large space could comfortably house a desk for working from home.
Bedroom 13'5" x 12'8" (4.1m x 3.86m)
The bedroom is located above the living room on the first floor and is equally impressive in size. There is a large front-facing window which has a private outlook and the room is still very large with plenty of extra space besides the large furnishings.
House Bathroom
The house bathroom is a large, modern white suite located at the rear of the first floor. There is a full-size bath, toilet and a hand basin within this room and it is tastefully tiled.
External
Externally to the front of the house there is a modest (but private) yard which is a lovely place to sit out (Yorkshire weather permitting).
There is some land which has been used and maintained by the current owners of the houses on this street for many years for parking - we do believe that continued use of this space will be available to any potential buyer.
Location
Farsley is a fantastic village in the heart of Yorkshire located between Horsforth and Pudsey. Famed for being the birthplace of Aston Martin, Farsleys history is rich and long; today its bustling high street with a plethora of shops, pubs, bars and eateries makes Farsley an ideal little village with all the amenities one would ever need. Although leaving Farsley is not necessary, it is easy with it being well connected via bus and road routes as well as via train at New Pudsey Station which is less than a mile and a half from Farsley centre. Brilliant primary schools are also a reason to buy in Farsley and they regularly obtain an ‘Outstanding’ Ofsted report.
Agents Notes
We are advised that this house is freehold and will be sold as such.
The EPC is a band D with the potential to be a B.
The council tax is a band A.

Auctioneer Comments This property is for sale by the Modern Method of Auction. Should you view, offer or bid on the property, your information will be shared with the Auctioneer, iamsold Limited This method of auction requires both parties to complete the transaction within 56 days of the draft contract for sale being received by the buyers solicitor (for standard Grade 1 properties). This additional time allows buyers to proceed with mortgage finance (subject to lending criteria, affordability and survey). This being 4.5% of the purchase price including VAT, subject to a minimum of £6,600.00 including VAT. This property has a Buyer Information Pack which is a collection of documents in relation to the property. The documents may not tell you everything you need to know about the property, so you are required to complete your own due diligence before bidding. A sample copy of the Reservation Agreement and terms and conditions are also contained within this pack. The buyer will also make payment of £300 including VAT towards the preparation cost of the pack, where it has been provided by iamsold. The property is subject to an undisclosed Reserve Price with both the Reserve Price and Starting Bid being subject to change. Referral Arrangements The Partner Agent and Auctioneer may recommend the services of third parties to you. Whilst these services are recommended as it is believed they will be of benefit; you are under no obligation to use any of these services and you should always consider your options before services are accepted. OnTheMarket may have applied supplementary data to this property listing, including:
Broadband availability and predicted speed: obtained from Ofcom on August 15, 2023
Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:
Basic: Up to 30 Mbit/s
Super-fast: Between 30 Mbit/s and 300 Mbit/s
Ultra-fast: Over 300 Mbit/s
The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2
Mobile phone signal availability and predicted strength: obtained from Ofcom on August 15, 2023
Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:
Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
Energy Performance data and Internal floor area
