The land is approached of the B4333 Newcastle Emlyn - Hermon - Cynwyl Elfed district road, some 4.25 miles from the market town of Newcastle Emlyn, which has a varied array of every day facilities. The County town of Carmarthen is some 13.75 miles distant and provides for a larger collection of amenities, including General Hospital, Railway Station, University and road connections to the M4 motorway. The land bounds on its north and south western aspects with farmland and further woodland on its south eastern aspect.

Viewing: At any convenient time, with a copy of these particulars. Access along the hardcore based tracks to certain points – please follow plan. If you wish to physically walk the land, then please park your vehicle just inside the roadside entrance and proceed thereon foot.
Directions: From Newcastle Emlyn take the B4333 Cynwyl Elfed Road passed the Milk Factory and continue along this road, until you come to the second right-hand turning for Capel Iwan. Ignore the junction, but the entrance into the woodland is some 30 feet further on the right hand side. Our “For Sale” board will be on the entrance
Description: Once you have turned into the entrance, a hard-core track with will lead you from Points A to B on the southern end, with full rights of way along this stretch. A new stoned track will lead off the main track, to give access to the other two inner blocks, Points C to D, again with the right of way along this track.
The land as a whole, totals to some 17 acres or thereabouts, and is level and has recently been harvested of a spruce crop. The land is sold subject to Welsh Government (NRW) requirements of replanting to achieve a minimum of 650 trees per acre and this work to be completed by the 30th of June 2026. (The vendor would be able to advise on suitable species to replant and carry out that service, if required - available by separate negotiation).
