Situation

Normanton Park is a small civil parish on the eastern shore of Rutland Water. Normanton Hall, no longer standing, was a seat of the Earls of Ancaster and an important centre of their estates.
Normanton Park itself lies between two ever-popular villages, Edith Weston and Empingham, which offer a variety of local amenities. Both these villages comprise a mixture of houses and cottages many of which are listed for architectural or historic reasons. Amenities in Edith Weston include a public house, shop, primary school, and church whilst Empingham also has a medical centre in addition.

Rutland Water is an internationally famous nature reserve managed in partnership with Anglian Water and the Leicestershire & Rutland Wildlife Trust. This lifestyle location offers a superb range of recreational facilities including nature walks, sailing, fishing, cycle routes, and activity centres. There are also several golf courses nearby, including Luffenham Heath, Burghley, and Greetham Valley.

The nearby market towns of Oakham, Uppingham, and Stamford offer weekly markets together with a good range of shopping and recreational facilities and each has a highly regarded public school as well as a variety of other state educational options for children of all ages.

The A1 is easily accessible; situated some 6 miles to the East. Peterborough, 20 miles to the southeast, offers a high-speed rail link to London King’s Cross with a publicised journey time of approximately 50 minutes.

Description

Trout Cottage was built approximately 18 years ago enjoying an enviable position with views over Rutland Water.

On entering the property, the reception hall is full of natural light with floor-to-ceiling picture windows flanking the front door.

Double doors lead into the open-plan living-dining room where one’s eye is drawn to the beautiful vistas beyond. Triple aspect, the living-dining room has two sets of bifold doors leading onto the dining terrace as well as two sets of full-length picture windows. Further double doors open into the kitchen with a separate pantry and three windows overlooking the fields. There is an electric cooker and built-in dishwasher.

Opposite is the corridor to the utility with side access to the property and plumbing for a washing machine. Adjacent to this is the family bathroom with bath and overhead shower and heated towel rail. There is an understairs cupboard and separate WC. To the front of the property are two, dual aspect, double bedrooms both with built-in wardrobes, full-length windows, and doors onto the grounds. The ground floor of Trout Cottage has underfloor heating throughout.

Stairs, with glass banister detail, rise to the first floor where on the right is a large storage cupboard. The Principal suite comprises a dressing room with built-in wardrobe, an ensuite bathroom with overhead shower, and two sets of bifold doors opening onto the balcony with stunning panoramic views over the countryside.

OUTSIDE

The beautiful grounds at Trout Cottage are mainly laid to lawn with mature trees, hedges, and shrubs. The gravel driveway, with external lighting alongside, is neatly located at the edge of the plot with an expansive parking area to the front of the house. The wall to the west of the property is of sufficient height to afford privacy and security and estate fencing around the eastern border allows views of the rolling fields beyond. Trout Cottage enjoys a slightly elevated position on the southeasterly side of Rutland Water which ensures the setting sun bathes the grounds for most of the day whilst the mature trees of sycamore, horse chestnut, holly, and apple, provide soft, dappled shade. The dining terrace enjoys field views with Rutland Water beyond and a carpet of daffodils provides flashes of colour beneath the trees in spring.

    Super-fast: Between 30 Mbit/s and 300 Mbit/s

Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted

Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
