Description
Main House
Works began in 2005 to transform Cairnfold House, by partially rebuilding and fully renovating it to create a superb family home with its own self-contained cottage. The original east wing where the kitchen is situated was demolished and rebuilt in 2006/07, with the cottage renovation taking place in 2010, followed by the studio apartment in 2012.
The main house’s front door sits in the heart of the home overlooking the front courtyard. The snug and drawing room both have open fireplaces and sit off the entrance hall, along with a WC. Beyond the drawing room is the superb kitchen / family room. This has an attractive vaulted ceiling with exposed timber beams, windows on three aspects providing an abundance of light and patio doors leading out into the rear garden. Cottage and studio apartment
The self-contained cottage has a kitchen, sitting room with log burner, bedroom, bathroom and utility room. The latter has a door (currently blocked-off) connecting it to the main house’s snug. This can allow the cottage to be integrated into the main house’s accommodation if desired. It also has its own terrace garden.
The studio apartment sits above the tractor shed / garage and is approached by an external wooden staircase with balcony. It has an open-plan bedroom / living room with kitchenette, and a separate shower room.
Gardens, grazing paddocks and equestrian facilities
The overall acreage at Cairnfold House is about 30 acres, of which about 2.5 acres form the gardens and grounds that surround and encompass the house, stables and arena. The grazing ground extends to about 23.5 acres and there is a band of woodland to the east. The grazing ground is currently separated into six paddocks. A burn acts as the north, and part of the east boundary of the property, with the woodland running the entire length of the east boundary. There are two field shelters.
The timber-built stable courtyard sits a short walk away, to the south of the house. There are nine loose boxes, tack room and hay store. The rubber surface area sits adjacent, and is approximately 20 x 30 metres in size.
The house’s principal garden sits to the rear and is surrounded by fully-stocked flowerbeds and mature trees, and there is a kitchen garden to the side. The garden passes to the east of the house and connects to the front where there is a lawned area with pond and path leading down to the stables. Location
Cairnfold House sits in a beautiful countryside setting only 5 miles from Dollar. The town offers a good range of shops, primary schooling and other amenities and is also home to well known Dollar Academy which offers both primary and secondary independent education. The town of Alloa (8 miles) offers supermarket and high street shopping, leisure and health facilities and rail links to Stirling and Glasgow. There is a primary school in Blairingone, with secondary schooling in Kinross and Dunfermline. As well as Dollar Academy there are a number of other private schools within easy reach including Glenalmond, Strathallan, Craigclowan and Kilgraston.
Carinfold House is in a particularly accessible, central location for the commuter. There is a Park and Ride service at Kinross with express coach services to Edinburgh and Perth. The train station at Inverkeithing has services into Edinburgh Gateway, South Gyle, Haymarket and Waverley. The Clackmannanshire Bridge (9 miles), connects to the Central Scotland motorway network, across the Central Belt and to Glasgow. Edinburgh Airport (29 miles) offers a wide range of domestic and international flights.
The surrounding countryside provides a wonderful setting for the property and ample opportunities for the outdoor enthusiast. Loch Leven is renowned for its excellent trout fishing, and the beautiful countryside provides excellent walking, cycling and riding opportunities. The Knockhill Racing Circuit offers a range of activities for the motor sports enthusiast, including driving tuition. The world famous Gleneagles Hotel with its golf courses is 17 miles away.

Directions
Travelling on the A977 from the east and the M90 pass through Powmill village and turn left onto the A823 signposted for Dunfermline. Continue for about 2 miles and turn right, signposted for Saline.
