'This is a beautiful, peaceful area and we love waking up to the clean fresh air every morning provided by the surrounding trees and river. We have lived here over 23 years and raised our daughter in this house. Having no through-traffic has been a massive blessing: we taught our daughter to ride a bike around the area, and have always felt at ease. Our neighbours are lovely and many of them have lived in Humphrys Barton as long as us. We have made many friends locally and wil be sad leaving them behind.
This area really is a hidden gem in what is a fairly central Bristol location. It is excellent for riverside walks and there is good access to local green spaces. It you are a water sports enthusiast, there is also a public access slipway which many people use to launch their paddle boards and kayaks. The local supermarket, cafes and takeaways are all great.'
This attractive three-bedroom house would be perfect for a growing family or buyers looking for a high spec, low maintenance home. Greeted by a sizable living room with a large bay window area, which adds to the light and spacious feel. The modern fitted kitchen is in excellent condition and includes a breakfast bar and an understairs storage cupboard. The kitchen and large conservatory benefit from underfloor heating, an amazing feature of this home. The conservatory is comfortable space to relax and unwind, looking out onto the garden, and with views of the woodland scenery behind.
The first floor comprises three well-proportioned bedrooms with built in storage cupboards, wardrobes and a modern white three-piece family bathroom.
Located with a quiet, residential cul-de-sac, Humphreys Barton is a city location, nestled in between two woods and adjacent to the River Avon. Local amenities are just a short walking distance, including a supermarket, café and pharmacy. The city centre and Temple Meads Train Station are within easy reach.

OnTheMarket may have applied supplementary data to this property listing, including:
Broadband availability and predicted speed: obtained from Ofcom on December 25, 2021
Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:
Basic: Up to 30 Mbit/s
Super-fast: Between 30 Mbit/s and 300 Mbit/s
Ultra-fast: Over 300 Mbit/s
The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2
Mobile phone signal availability and predicted strength: obtained from Ofcom on December 25, 2021
Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:
Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
Energy Performance data and Internal floor area: obtained on September 1, 2023 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.
