IN THE OWNER'S WORDS
"I was very attracted to this property because it sits on a lovely sized plot and there are endless possibilities both inside and out to develop and put my own stamp on it. I have made a start especially with the garden as it was badly overgrown and I have enjoyed spending time slowly reclaiming and improving it. This is a lovely little village where I have found everyone to be very welcoming and friendly.

One of the best things to me is there are woods just at the top of the road and from those woods there are a number of lovely walks. Barripper is also a very short drive to the beaches at Hayle or Gwithian."

PROPERTY
Approaching the house, there is a driveway with room for a couple of cars in front of a single detached garage. The lawned front garden is attractively bounded by a recently added dry stone wall and mature hedges.
The front porch leads to an inner hall which in turn leads into the open plan kitchen/living room. A large southeast facing picture window to the front of the sitting room overlooks the front garden as well as the countryside and paddocks opposite. There is a feature wood burning fire in the corner of the room and ample space for a family. To the rear of the room is the kitchen. An L shaped plan of base cabinetry with space for a free-standing fridge/freezer has a chopping board affect worktop and double sink inset. French doors open out to the garden from the kitchen.

To the other side of the house there is a family shower room with walk in shower and a separate w/c and two double bedrooms. The smaller room has French doors leading out to the garden. Subsequently this makes a very good study if not in use as a bedroom. The Master bedroom to the front of the house is very large, effectively mimicking the size of the living room with plenty of space for bedroom furniture like a dressing table and wardrobes etc.
The rear gardens are a lovely size with planting areas on the boundary and to the rear. At the end of the garden is a small stream, although currently this has been fenced off to keep pets from going for a swim! There is a greenhouse and storage shed. To the side of the house is the aforementioned garage which has power lighting and a recently created utility area with a Belfast sink.

This is a delightful home on a sought-after street in the village. The large plot sizes and rural outlook are great assets, and the property should be seen to be truly appreciated.

SURROUNDING AREA
Located to the west of Camborne close to the village of Baripper the property is quietly positioned on the rural outskirts overlooking countryside.
A quiet lane just outside the house provides a public right of way to Pendarves Wood - a lovely place to stroll and walk dogs.

Camborne which is overlooked by the ancient monument of Carn Brea (pictured) has an excellent range of facilities including a main line railway station and both junior and senior schools. The A30 is a few minutes drive away and links a number of the principle Cornish towns including Penzance, Bodmin and Launceston. The Cathedral city of Truro is approximately 13 miles distant and Exeter and the M5 approximately 97 miles away.

Nearby is the superb Tehidy Country Park and Tehidy Park Golf Club. The park has over 9 miles (14.5km) of paths and 250 acres of peaceful woods and lakes to explore. The golf club is an 18 hole, par 71, picturesque course catering to golfers of all levels of experience. There are beaches at Portreath (5 miles), Godrevy (5 miles), Porthikidney Sands (pictured) and Carbis Bay (9miles).

SERVICES
