The rural village of Talgarreg is some 2 miles distant and has a variety of self employed businesses based within, together with primary school, public house, village hall and places of worship. The market town of Newcastle Emlyn is some 9 miles distant and provides for a varied array of everyday facilities including weekly livestock market. The coastal town of New Quay is some 7 miles distant and has a selection of amenities, as well as being a popular venue for both tourists and locals alike during the late spring and summer seasons.

Directions: From the A486 Ffostrasol - Synod Inn road, take the turning for Pisgah/Talgarreg and go to the minor crossroads some 100 yards from the main road turning. Turn right and proceed down through the homestead of Blaenglowon Fawr. Carry on for approx 0.25 mile and you will come to a minor left hand junction by the property ‘Blaencwrt;’. The land is opposite this junction with gateways also further back heading for Blaenglowon. Our for sale board will be erected on site.

Description: The block amounts to some 30.17 acres or thereabouts and currently is split into 4 individually sheep ring fenced parcels of three and a third up to ten and a half acres, being mainly level as a whole and in good heart and capable of growing all year round grass crops despite lying at some 800 feet above sea level and mainly south facing. The land would equally be capable of growing arable crops if so desired. A small pond lies alongside the hedgerow between parcel No’s 7163 and 8964 and is fed by an underground source due north west on the block. Possibly the opportunity arises to source a borehole supply on the land, subject to necessary investigations.

Three of the fields have access out to the minor district road. We understand that no public footpaths cross the land.

IACS/BPS: The land is currently registered and a claim for the 2023 BPS has been submitted. No BPS units are available with the land. Prospective purchasers to satisfy themselves of future eligibility for registration purposes.
