Rowanbank is an extremely comfortable house, based on a hundred-year-old stone cottage that has been remodelled and extended, by the previous and current owners, into a fabulous family home with huge charm and character. With a part rendered, part stone and timber finish, under a slate roof, the house benefits from a wonderfully light and bright atmosphere by virtue of its open aspect and provides flexible accommodation on two floors. Of note are, the expansive rooms (with their feature stone walls), not least the large formal living room, the hardwood floors with underfloor heating, the well-equipped/cutting-edge kitchen – with its enormous breakfast room - and the connection that exists from within the house to the outdoors. French windows give access to the terracing/patio, and large windows (especially in the turret) make the most of the views and natural light that floods in from all sides. (See floor plans for room layout and dimensions).

Rowanbank has an enclosed garden, bordered by a hand-crafted dry-stone dyke. A wildflower meadow, extending to approximately an acre, lies to the south of the house and electric gates open on to the front drive and parking area. The back drive (with a separate access to the public road) gives access to the woodland track and terminates at the rear of the house, by the garage block (see site plan). Behind the house, on the hillside, is Wrae Hill Wood which extends to 37.39 acres. Most of the woodland was restocked about ten years ago with a mixture of both softwood and hard wood trees. There is “glamping” potential within the grounds. Some mature softwood trees are ready for felling, for which a felling licence has been obtained. Details are available from the selling agent. Wrae Hill Wood has an asking price of offers over £125,000. If Rowanbank sells in two separate lots, a right of access to the back drive of the house will be retained along the woodland track.

Rowanbank is situated just over a mile south of the pretty Borders village of Broughton. This part of the Scottish Borders, on the edge of Upper Tweeddale, is renowned for its beauty, varied wildlife and rich variety of scenery. Rowanbank enjoys a sunny aspect with lovely views over the surrounding countryside, the river Tweed and the hills beyond. Broughton has a post office, a community run village shop, tearoom with bar and bistro, a filling station/garage and a first-class primary school and play group. Edinburgh, with its international airport and main line railway station, lies approximately 32 miles to the north; Straiton Retail Park is but 27 miles distant. Glasgow is also readily accessible. Peebles and Biggar have a wide range of services catering for most requirements including high schools plus leisure facilities. Broughton has a daily bus service to and from Edinburgh, with a more frequent service from both Biggar and Peebles. Rowanbank is an ideal base for those wishing to take advantage of a range of sporting and recreational facilities available locally such as horse riding, walking, cycling/mountain biking, game shooting and game fishing (permits can be obtained locally). The Stobo Castle Health Spa and Dawyck Botanic Gardens are only a short distance away. The village has a thriving community with a wide range of societies including tennis and bowling clubs .Broughton is perhaps best known for its Brewery and Greenmantle Ale. By virtue of its location (with all that it has to offer) and its accommodation Rowanbank would make an excellent second home/holiday “cottage”/investment property.

Edinburgh 32 miles, Peebles 14 miles, Biggar 10 miles Glasgow 50 miles (Distances approximate)
