A beautifully refurbished village home.

Description

Built in about 1980, Pinetrees has recently undergone a comprehensive refurbishment. It now has a bright contemporary interior decorated in calm neutral tones. Carefully chosen finishes give it a luxurious and restful ambience and it is immaculately presented. The house has a quiet location in the village and enjoys peace, privacy and views of the surrounding hills.

The accommodation, which is on one level, has an easy flow. The sitting room and sunroom are linked and are both lovely bright entertaining rooms. A new cassette log burner provides a warming focal point in the sitting room while the sunroom, which is perfect for dining, overlooks the garden. The open-plan kitchen has lots of space for dining and for comfortable seating. A run of astragal windows fills the room with light, whilst the gas burner keeps it cosy when needed. The kitchen has a central island and new appliances. A discreet utility area has been created in the hall where appliances are hidden in bespoke units. Two sets of oak barn-style doors from the kitchen slide back to reveal a snug which can be closed off as required. It has French doors leading to the garden. There are three double bedrooms; one has an en suite shower room, one is adjacent to a large wet room and the other is served by a beautiful bathroom with shower and freestanding bath. A large and accessible attic has useful storage. Pinetrees is a stylish and versatile property in turnkey condition.

Outside
Pinetrees has a beautifully landscaped garden with lawned areas, well-stocked herbaceous borders and a variety of seating areas making it possible to catch the sun all day. There is space to park up to four cars on a gravel parking area at the entrance to the house.

Location

Pinetrees is located in the village of Dull which has an idyllic location midway between Aberfeldy and Kenmore (3.5 miles and 4.4 miles away respectively). Being slightly elevated there are lovely views from Dull towards the western hills. Dull is known for its historic church which is on the site of an early Christian monastery. Aberfeldy is the nearest main centre and has most essential services, including a medical practice and legal services. Breadalbane Academy provides nursery to sixth year education and has excellent facilities that also serve the wider community. The town has a great selection of shops, cafés, restaurants and galleries as well as the Birks cinema which hosts a variety of community activities.

Pinetrees is in the heart of highland Perthshire and is surrounded by beautiful and often spectacular scenery. From the house there are numerous walks into the forest as well as riverside walks to Aberfeldy and Kenmore. The Birks of Aberfeldy is a particularly beautiful riverside walk in the Autumn and is accessible from the centre of the town. Schiehallion and Ben Lawers are two impressive Munros close by. There are local golf courses at Mains of Taymouth, Aberfeldy, Strathtay and Pitlochry and opportunities for water sports on nearby lochs and rivers. Fishing is available on the rivers Lyon, Tummel and Tay.

Perth is about 34 miles away, while Edinburgh and Glasgow are both within 80 miles. Train stations at Pitlochry (18 miles) and Dunkeld (21 miles) have direct links to Inverness and London. The A9 is about 14 miles away and is the main route north to the highlands and south to Edinburgh.

All distances and travel times are approximate.
