KNIGHT & KNOXLEY are delighted to bring to the market this substantial four-bedroom, two-bathroom Victorian house on Osborne Road, in the popular Preston Park area of Brighton. Spacious reception rooms and a south-facing garden.
Osborne Road climbs the hill from Preston Drove, curving around to meet Ditchling Road at its northern end. The street is lined with trees and attractive Victorian terraces. This house has a red-brick façade with square bays on the ground and first floor. The front garden has mature shrubs and there are steps up to the glazed front door which opens onto a hallway with stripped floorboards and a staircase to the first floor. To your right is the through living/dining room which has a working fireplace in the front room and shutters at the bay window. At the rear of the room is a single sash window overlooking the garden. At the back of the house, with a door to the garden, is a generous kitchen/breakfast room. The units have been painted in a dark olive and finished with brass handles and a solid wood countertop. There is a Neff gas hob and a double electric oven with grill, space and plumbing for a washing machine, space for a dryer, a dishwasher and a full-height fridge-freezer. On the first floor are three bedrooms and a bathroom. The rear bedroom has a door onto a raised sun deck, from where you can step down into the garden. On the top floor is a further bedroom with its own bathroom, including a thermostatic shower over the bath. The bedroom, which is in the converted roof space, has a Juliette balcony with views to the south-east, and three roof-light windows to the front, making this a very light and airy space. An enormous storage area in the eaves is accessed off the landing and this house also has further storage space under the stairs on the ground floor.
This area is extremely popular with families, who are drawn here by the strong community, the parks and the great schools. Balfour Primary School is moments away, thanks to a cut-through directly opposite the house which leads to Balfour Road. Varndean and Dorothy Stringer, two of Brighton's most popular secondary schools, are also minutes away. On Preston Drove there are many local amenities and the Park View pub. At Fiveways, you can find a co-op supermarket, Preloved of Brighton (a wonderful pre-loved clothes shop), Wigwam Toys, Tilt Café, The Flour Pot Bakery, Living gift shop, a greengrocer, a post office, the list goes on; pretty much everything you could ask for from a local community shopping street. Hollingbury Park is at the top of Osborne Road, and Preston Park has a children's playground, as well as open spaces, cafés, a velodrome and tennis courts. Preston Park station is a fifteen-minute walk, from where there are direct services to London Victoria and London Bridge, Blackfriars, St Pancras, Luton and Bedford. London Road station is within walking distance and is useful for connections to Lewes and east along the coast. Bus routes 26 and 46 to the city centre run frequently from the end of the road. There is also easy access by car to the A23 and A27 for routes out of Brighton.

OnTheMarket may have applied supplementary data to this property listing, including:
Broadband availability and predicted speed: obtained from Ofcom on December 23, 2021
Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:
Basic: Up to 30 Mbit/s
Super-fast: Between 30 Mbit/s and 300 Mbit/s
Ultra-fast: Over 300 Mbit/s
The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2
Mobile phone signal availability and predicted strength: obtained from Ofcom on December 23, 2021
Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:
Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
Energy Performance data and Internal floor area: obtained on July 7, 2015 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.
