With reference to the sale plan opposite, the structures on site comprise -

Building A (108m²) – Timber framed with ad hoc construction. Concrete floor. We are informed part of the building was occupied as a residential dwelling for in excess of 40 years. Purchasers are strongly advised to make their own enquiries to satisfy themselves in relation to any planning permissions or potential development opportunities. A Local Authority search will form part of the Legal Pack and will include any historic planning consents (if available). The remainder of the building was used as stables.

Building B (67.5m²) – Used for storage. Ad hoc construction.

The buildings and land require a complete programme of maintenance/clear back; however, potentially offer an opportunity for a variety of uses, subject to any necessary planning consents. The property is not listed or situated within a SSSI.

Agents Note

The owner of the field adjoining the southern boundary has an easement over the eastern boundary of Little Acre, in order to lay a water pipe and electricity cable (mains connection subject to necessary consents). Further details contained within the Legal Pack.
