Watermouth Lodges is a delightful holiday park located on the stunning North Devon coast. The tree-lined park sits in an elevated location close to Watermouth Castle Theme Pak and the South West Coastal Footpath.

The small and select park has a family run feel and a range of on-site facilities which help attract visitors of all ages. The facilities include an outdoor heated swimming pool, a restaurant and bar with its large sun terrace, an ideal place for a morning coffee or evening drink. In addition there is a well-stocked 'essentials shop' selling a range of handy products and a tennis and multi-sport court set up for tennis, football and basket ball. Watermouth Castle Theme Park is an immediate neighbour and provides a further range of full activities and sights for all age-groups.

Watermouth is situated twixt the seaside town of Ilfracombe and the coastal village of Combe Martin and has acces to the many facilities, amenities and attractions that North Devon has to offer. The park provides a great base from which to explore the delights of the area with the Exmoor National Park with its stunning scenery and clifftop walks, bridleways, footpaths and tumbling rivers, woodland and open moorland just a short distance away. The outstanding golden sand beaches at Woolacombe, Putsborough, Croyde and Saunton area all just a 20 minute drive away and there are an array of rocky coves and bays to explore and enjoy. North Devon also has a variety of tourist attractions, theme parks, stately homes and events to enjoy and quirky characterful villages and towns. The coastal village of Combe Martin is 2 miles away. Barnstaple, North Devon's main trading centre, is just 10 miles away and is a market town with further facilities and many of the big name shops. There is a rail link to Exeter and Tiverton stations which connect to major London terminals and direct access on to the A361 North Devon Link Road which joins the M5 at junction 27. The Cathedral City of Exeter is approximately 50 miles away.

Lodge 41 is perfect for a family (or group) of 6 persons. The accommodation comprises a generous and impressive 21ft x 18ft open plan living/dining room and kitchen area which is well-fitted and equipped. There is a family bathroom with a bath with a shower over . There are three spacious bedrooms, two set up as double rooms with the main bedroom having its own en suite shower room. The third bedroom is set up as a twin room. The vaulted ceilings within the lodge amplify the feeling of space. Gas fired central heating and uPVC double glazing provide all year round comforts. A real highlight of this lodge is the huge raised wrap-around sun terrace which sits on two sides of the lodge with the main sitting area being accessed via a door from the living room and providing an area of 25ft x 10ft which is great for an al-fresco meal, drinks and sun bathing. To top that off, there are views between the trees out towards the Bristol Channel and the Welsh coastline beyond. There is parking allocated for the lodge immediately adjacent to the building.

The income for this unit is impressive, averaging around £26,500 over the past two seasons with an average daily rate of £150 making the lodge not only great for your own getaway but it will be working hard for you as well, generating a tidy annual return. There are already some bookings in for the 2024 season with the overall annual income expected to be higher than 2023. The various utilities are provided by the site and are billed once a year; the site recommends lodge owners to install meters for gas, electricity and water. Applicants are advised to proceed from our offices in an easterly direction heading out of town on the A399 towards Combe Martin. Continue along this road for 3 miles passing through Hele Bay and past Ilfracombe Golf Club. Approximately 1 miles on from the Golf Club, turn right into the entrance to Watermouth Castle and then immediately follow the road around to the left and up the hill. The entrance to Watermouth Lodges will be found towards the top of the hill, immediately in front of you. Continue up the drive into the Park and follow the road into the site car park.
